When the brick over a window starts to slip

On a sound house the brick over each opening sits in a straight, even line. When that line starts to bow, or a crack runs off at an angle from the frame, the lintel underneath is usually losing its strength.

With lintel repair and replacement we take the weight off the opening, remove the failed head and fit a new lintel with firm bearings at each end. In cavity walls we add a tray and weep vents above it so water drains back out.

Once the brick is relaid and pointed, the opening looks as it should. Read the lintel guide for the full process, and if the wider wall is worn, look at repointing in Wolverhampton as well.

Victorian arches and interwar steel

On Victorian terraces the outer face is often a brick arch or a row of headers, with a timber lintel carrying the inner skin. Damp timber eventually rots, the inner wall sinks slightly and the outer arch cracks in sympathy. Plaster cracks inside above the window are often the first clue.

Interwar semis frequently have early steel or reinforced concrete lintels. When the steel corrodes it grows in thickness, prising the course above it upwards and opening a horizontal crack along the bed joint. We look closely at that joint when we see photos, because it tells us how far the rust has gone.

Common signs above an opening

  • Horizontal crack along the joint over a frame
  • Header course bowing downward
  • Plaster cracked above a window inside
  • Rust coloured streaks below the head
  • Sash window jamming in its box
  • Mortar falling from the arch joints

How we replace a lintel

  1. Look first

We study photos of the crack, the frame and the brick above.

  2. Hold the load

Strong boys and props go in so the wall stays put.

  3. Change the head

The old lintel is cut free and a new one bedded level.

  4. Relay the brick

The course above is rebuilt, pointed and the props removed.

Wolverhampton lintel questions

What does a new lintel cost in Wolverhampton?

Pricing in Wolverhampton follows the length of the opening, from £1,850 for 1 to 1.5 metres to £3,450 for over 3.5 up to 4 metres, and those figures cover the inside and outside lintel. A job on just the inner or outer lintel is charged at half the band, which starts at £925. Scaffold, an arch rebuild or extra cracked brick can add to it.

There is a crack in the bedroom plaster over the window. Is that the lintel?

On older terraces, the inner lintel is often timber. If it has rotted or sagged, the plaster above it cracks first. We can check the inside and outside together.

My sash window has started jamming. Could it be the lintel?

It might be. A dropping lintel squeezes the box frame, and sashes begin to stick. Look for cracks in the brick above, and send a photo if you see any.

Can you replace just the inner lintel?

Yes, if the outer arch or lintel is sound. On many terraces only the timber on the inside has failed, and doing one side only is charged at half of the band price.

Will I need building regulations approval?

Swapping a structural lintel can need approval. Your local building control can tell you, and we will work to their requirements.
