Lintels in Black Country homes

Black Country terraces and interwar semis make up much of Walsall's housing. Both were built with brick over every opening, and over time the lintels carrying that brick start to give out.

Our lintel repair and replacement service tackles the cause. We support the wall, take out the failed head and fit a new lintel with a cavity tray and weep vents where the wall needs them.

Once it is in, the brick is rebuilt and pointed. If the rest of the front has worn joints, ask about repointing in Walsall, and where other bricks have cracked, our brick repairs can deal with them.

Arches on terraces, steel on semis

Black Country terraces tend to have brick arches and timber lintels behind them. As the timber ages and gets damp, it loses strength and the arch begins to drop. We usually rebuild the arch on a modern lintel, reusing the good bricks.

Interwar semis often have early steel lintels that rust and lift the brick above. The crack usually appears at the end of the lintel and climbs diagonally. Replacing the steel before it rusts further keeps the amount of rebuilding down.

Is the lintel failing

  • Arch bricks dropping in the middle
  • Diagonal crack from the end of the head
  • Rust lines in the joints over a frame
  • Brick course bulging above a window
  • Window or door binding
  • Cracked plaster at the head inside

Walsall lintel questions

How much is lintel replacement in Walsall?

A Walsall lintel is priced by length, from £1,850 for a 1 to 1.5 metre opening up to £3,450 for over 3.5 up to 4 metres, covering the inside and outside lintel together. Where only one side has failed, it costs half. An upstairs window that needs scaffold, an arch to rebuild or extra cracked bricks will bring the price above the band.

Can I just fill the crack over my window?

Filling hides the line for a while, but if the lintel underneath is failing the crack will open again, often wider. It is better to find out what is moving first, and a photo is usually enough for us to tell.

The arch on our terrace has dropped. Can the old bricks be saved?

Usually they can. We take the arch down carefully, set a lintel behind it and relay the sound bricks, adding reclaimed ones of a similar colour where any are broken.

Does the kitchen extension lintel need checking too?

If the extension has a wide opening for patio or bifold doors, the lintel over it carries a lot of brick. Cracks at the ends of that opening, or doors that have started to bind, are worth showing us.

Is building control approval needed?

It can be for a structural lintel. Check with your local building control before work starts and we will carry out the job to meet what they ask for.
