Lintel problems in Cannock houses

As a former mining town, Cannock has older terraces from that era alongside large post-war estates. The way their window heads were built differs, and so does the fix when they fail.

Our lintel repair and replacement work covers both types. We prop the opening, remove the failed head and fit a new lintel suited to the wall, adding a cavity tray and weep vents where they are needed.

The lintel repair and replacement guide explains how the work is done. Cracked bricks around the opening can be replaced through our brickwork repairs, and tired joints are dealt with by our repointing service.

Mining era terraces and post-war estates

In former mining areas, older terraces can show signs of past ground movement, with openings slightly out of square and old cracks that have been filled more than once. When a crack over a window keeps coming back, it is worth checking whether the lintel itself has failed rather than filling it again.

Post-war estate houses often used precast concrete lintels. When water reaches the steel bars inside, they rust and swell, cracking the concrete and the brick around it. Swapping them for a modern steel cavity lintel with a tray stops the damage spreading.

Lintel warning signs

  • Crack over a window that keeps returning
  • Concrete lintel cracked or spalling
  • Rust on the underside of a head
  • Opening slightly out of square
  • Door frame tight at the top
  • Brick course dipping over the frame

Four steps to a new lintel

  1. Assess from photos

We look at the crack and the opening to judge the cause.

  2. Prop the brickwork

Props and strong boys take the weight before work starts.

  3. Swap the lintel

The failed head is removed and a new lintel bedded level.

  4. Relay and point

Bricks go back over the lintel and are pointed to match.

Cannock lintel questions

The crack above my window keeps coming back after filling. Why?

Filling only covers the symptom. If the lintel is bending, rusting or has lost its bearing, the crack will reopen. The lintel itself needs looking at.

How much does a new lintel cost?

Our price is set by length. A lintel of 1 to 1.5 metres is £1,850 and one over 3.5 up to 4 metres is £3,450, covering inside and outside. Replacing just one side is half, from £925 up to £1,725. Upstairs scaffold or extra brick to rebuild can push a job higher.

Are concrete lintels on estate houses a known issue?

Precast concrete lintels can fail as the steel inside rusts. Not all of them do, but cracks or rust stains on the underside are worth checking.

Is the house still safe with a cracked lintel?

Most cracked lintels are not an emergency, but they get worse over time. If bricks are loose or dropping, get it looked at soon.

Can you do a kitchen extension opening as well?

Yes. Openings in extensions, such as patio doors, are dealt with in the same way. Send a photo and we will include it in the quote.
