Cracks above openings in Stafford

A crack over a window is easy to ignore until the frame starts to stick. By then the support above the opening has usually been failing for a while, and the brickwork has started to move with it.

We take the cause out with lintel repair and replacement: props go in, the failed head comes out and a new lintel is set level with proper bearing. The lintel guide sets out each stage if you want to understand the job first.

Bricks that cracked as the wall moved can be cut out through our brick repair service. If the joints across the front are also worn, ask about repointing in Stafford so the whole wall is finished together.

Two kinds of house, two kinds of failure

Victorian terraces were usually built with a brick arch over the opening, sometimes with a timber lintel behind it carrying the inner leaf. When the timber rots or the arch loses its mortar, the bricks in the middle start to slip. Rebuilding the arch on a new lintel is often the cleanest fix.

Houses on later estates around Stafford tend to have cavity walls with steel or concrete lintels. Problems here are more often rust, a missing cavity tray, or water tracking inside to the head of the frame. We check for damp at the window head as well as the crack itself.

Telling signs over a window

  • Middle bricks of an arch slipping down
  • Stepped crack from the frame corner
  • Rust marks on the face of the brick
  • Damp at the head of the window inside
  • Frame jammed or hard to close
  • Gap above the frame widening

How the work is done

  1. Photos first

Show us the crack and the opening. We tell you if it is the lintel or something else.

  2. Propping

The wall above is held with strong boys before any brick is removed.

  3. New lintel in

The replacement is set level on firm bearings, with a tray in cavity walls.

  4. Arch or brick rebuilt

Brickwork goes back to match and props come out when the mortar has set.

Stafford lintel questions

How much is a new lintel in Stafford?

The price follows the length. For a Stafford window or door, a lintel of 1 to 1.5 metres is £1,850 and one over 1.5 up to 2 metres is £2,150. Openings over 3.5 up to 4 metres sit in the top band at £3,450. Upstairs work needing scaffold, a brick arch to rebuild or a lot of damaged brick takes it higher.

The brick arch over my front door has dropped. Can it be saved?

If the arch bricks are sound, we can take them down, fit a lintel behind and rebuild the arch with the same bricks. Badly cracked arch bricks are swapped for reclaimed ones to match.

Is there a timber lintel in my Victorian terrace?

Many terraces of that age have a timber lintel on the inside of the wall behind the outer arch. If it has rotted, we replace it with a modern lintel, and a photo from inside and out helps us judge.

Why is there damp at the top of my window?

On cavity walls, damp at the window head often means a missing or failed cavity tray above the lintel. Fitting a new lintel with a tray and weep vents sends that water back out.

Do I need permission to replace a lintel?

Structural work like this can need building regulations approval. Speak to your local building control before we start and we will follow their requirements.
