Lintels on Stoke-on-Trent terraces
Many of the city's terraces were put up for workers in the pottery industry, using local brick and lime mortar. After more than a century, the heads over doors and windows are often the weakest part of the front.
Our lintel replacement service gives those openings a new, sound support. We hold up the wall, remove the tired lintel or rebuild the arch on a new one, and match the bricks so the repair does not shout.
Where the soft brick and lime around the opening has worn, we can follow on with lime pointing or repointing in Stoke-on-Trent. Our lintel replacement guide explains what to expect on the day.

What goes wrong over pottery-era windows
Terraces from the pottery era were usually built with flat or segmental brick arches on the front and timber lintels inside. Timber that has been damp for years softens and sinks, and the arch follows it. That shows up as a dip in the middle of the arch or a crack through the brick beside it.
Back walls and offshoots were often built more plainly, with timber or simple concrete heads over the kitchen window and back door. Over the years, many have also had later steel lintels fitted during alterations. We check what is actually in the wall before quoting, because the fix is different for each.
Look for these over doors and windows
- Flat arch sagging in the centre
- Crack running through the arch bricks
- Soft or rotten timber at the window head
- Back door frame pinching at the top
- Plaster cracking above an inside reveal
- Rust swelling under a later steel head

Lintel questions from Stoke-on-Trent
How much will my Stoke-on-Trent lintel cost?
Lintel replacement is priced in length bands. A 1 to 1.5 metre opening is £1,850 and over 2 up to 2.5 metres is £2,450. The top band is £3,450, and if only the outer lintel needs changing the price halves, from £925. A bedroom window needing scaffold, a brick arch to rebuild or rotten inner timber can add to it.
Can a sagging arch be fixed without a new lintel?
A slight dip with sound bricks behind it can sometimes be rebuilt on its own. If the timber or steel behind the arch has failed, the arch will drop again unless the lintel is renewed.
Will you match the old bricks on a terrace?
We use reclaimed bricks of a similar colour and size wherever we can, and reuse the sound originals from the arch. The new pointing is mixed to sit with the old joints.
My neighbour's arch has cracked too. Does that affect mine?
Terraces share walls, so movement on one side can show next door. If both arches are failing, doing them together under one set of props can save time for both houses.
Do I need to tell building control?
Your local building control can tell you whether this structural job needs building regulations approval. Have a word with them first and we will build to what they ask.
