Lintels on Macclesfield terraces

The brick terraces and weavers' cottages here were built long before steel lintels were common. Most window heads are brick arches, stone heads or timber hidden behind the face, and each one carries the load above in a different way.

Our lintel repair and replacement work starts by working out which type you have and what has made it move. It may be a rotted timber, a slipped arch or a split stone. Where bricks around the opening are damaged too, our brick repairs service replaces them.

Pointing on these old walls is usually lime based, so see our page on repointing in Macclesfield if the joints are worn as well.

Weavers' cottages and silk-era terraces

Weavers' cottages were often built with large upper windows to let light into the workrooms. Wide openings like these put a lot of brick on a single head, and over time arches can flatten and timber lintels can sag. A crack that runs up from both top corners of a long upstairs window is a common result.

On the brick terraces, a regular cause is water. Blocked gutters and failed sills let rain soak the head of the opening year after year, and timber or early iron lintels in that damp spot rot or rust. Fixing the lintel and the water problem together stops the crack coming back.

Signs over your windows

  • Flattened or dipped brick arch
  • Cracks rising from both top corners
  • Split in a stone window head
  • Timber visible and soft at the reveal
  • Sash window binding in its frame
  • Damp staining above an opening inside

Step by step on your opening

  1. Identify the head

We work out whether you have an arch, stone, timber or steel over the opening.

  2. Prop and needle

Props go in under the brickwork so the wall is held before anything is removed.

  3. Fit a new lintel

A suitable steel or concrete lintel is bedded with solid bearings both ends.

  4. Rebuild the face

The arch or face brick is relaid and pointed in a mortar that suits the wall.

Lintel questions in Macclesfield

Can the original brick arch be kept?

Often yes. If the bricks are sound we take the arch down, fit a hidden lintel behind and rebuild the arch on the face, so the window looks as it did.

How much is a lintel replacement?

We price by the length of the lintel, from £1,850 for 1 to 1.5 metres up to £3,450 for over 3.5 up to 4 metres. Wide weavers' windows on upper floors, scaffold, or a lot of arch to rebuild can put the price above the band, and longer spans are priced from photos.

What can be done with a cracked stone head?

A small crack in a stone head may only need pinning or the joints repointed. If it has split through and dropped, a steel or concrete lintel can be fitted behind to take the load.

Will you need to take the sash window out?

In most cases the frame stays where it is. The head is supported from outside and the work is done around the window.

Does the house next door get affected?

On a terrace the work stays within your wall. If the crack runs across the line between two houses, we will mention it so you can talk to your neighbour.
