Why cracks gather above openings
Any weakness in a brick wall tends to show around its openings, because that is where the load is carried by a single beam. If that beam bends, rusts or cracks, the brickwork above loses its support and cracks run from the corners of the frame.
With our lintel repair service the opening is propped, the failed lintel taken out and a new one bedded level, with a cavity tray and weep vents where the wall has a cavity. Matching brick and mortar complete the job.
Tired joints across the rest of the wall are covered on our page for brickwork pointing in Hazel Grove. You can also read our guide to lintel repair and replacement before you get in touch.

Three ages of house, three kinds of lintel
Older terraces usually have brick arches or stone heads, sometimes with timber behind. Interwar semis brought early steel and reinforced concrete, often over a front bay. Post-war houses mostly have concrete or steel lintels in cavity walls, sometimes without a cavity tray above them.
That last point matters. Without a tray, rain running down inside the cavity can sit on the lintel and rust steel or soak concrete over many years. When we replace a lintel in a post-war cavity wall, we fit a tray and weep vents so water drains out through the face instead of into the new lintel.

Hazel Grove lintel questions
How much does a lintel cost to replace in Hazel Grove?
Lintels are priced by length, and every band covers the inner and outer lintel. One of 1 to 1.5 metres costs £1,850 and over 3 up to 3.5 metres costs £3,150, or £1,575 for one side only. Upstairs openings, scaffold, extra brick replacement and bays raise the cost, and you get it in writing.
The concrete above my window is crumbling. What causes that?
Reinforced concrete lintels have steel bars inside. If water reaches them they rust and swell, breaking off the concrete face. Once that starts, the lintel is losing strength and usually needs replacing.
Do post-war houses need cavity trays when the lintel is replaced?
Where the wall has a cavity, yes, a tray and weep vents help keep the new lintel dry. We check how the wall is built when we open it up.
Will the work affect my upstairs window?
Only if that opening also has a problem. A crack running from a lower window up to the one above can mean both need looking at, which a photo usually shows.
Is a lintel the landlord's job or the tenant's?
Structural repairs such as lintels are normally down to the owner. If you rent, send your landlord or agent a photo of the crack and they can contact us for a quote.
