What sits over your windows matters

The weight of every course above a window bears down on whatever spans the opening. On a Victorian house that might be a brick arch, on an interwar semi an early steel or concrete lintel. As these age they can rust, crack or rot, and the wall above reacts with cracks and sags.

With our lintel repair and replacement work, nothing is taken out until the brickwork is properly supported. The new lintel is chosen for the wall it sits in, and the face is rebuilt to match. You can read the full sequence in our lintel replacement guide before booking.

Plenty of houses with a failed lintel have loose joints too, so ask about repointing in Stockport while we are there. Spalled bricks near the opening can be cut out and renewed through our brickwork repairs service.

From terraces to older town centre buildings

Stockport's Victorian terraces tend to have arched or flat brick heads over their windows, sometimes with a timber lintel behind. Interwar semis brought early steel and concrete lintels, which can corrode or crack as they age. We open up only as much as we need to see what is there.

Older town centre buildings can have wide shopfront or upper floor openings with heavy masonry above. Those spans take careful propping and a correctly sized lintel, and they often sit close to the pavement. Send us photos and we can tell you what access the job would need.

Warning signs over a frame

  • Diagonal crack from a window corner
  • Flat brick head dropping in the middle
  • Rusty bulge in the brick course
  • Sash or casement that has started to jam
  • Gap between the frame and brickwork
  • Cracks in render over an opening

Four stages of the work

  1. Look at the opening

Photos on WhatsApp let us judge the crack, or we visit for wider spans.

  2. Support everything

Strong boys and acrow props carry the load before bricks are taken out.

  3. Fit and level

The new lintel is bedded with proper bearings, plus a tray on cavity walls.

  4. Rebuild and finish

The courses go back in the original bond and the props are struck later.

Stockport lintel questions

What does lintel replacement cost on a Stockport house?

Each job is banded by lintel length. A 1 to 1.5 metre lintel is from £1,850 and the bands go up to £3,450 for over 3.5 up to 4 metres. Shop or upper floor openings needing scaffold, decorative heads or extra rebuilding can cost more than the band. Both the inner and outer lintel are included, and where one alone needs changing the cost halves to £925 for the shortest band.

Can you work on an older building in the town centre?

Yes, as long as access can be arranged safely. Older town centre properties can need pavement protection or scaffold, and any listed status should be checked first. Photos help us say what is involved.

My Victorian house has a timber lintel. Is that a problem?

Timber lintels can last well if they stay dry, but once damp gets in they rot from the ends. If the brickwork above has dropped, the timber has probably lost its strength and should be replaced.

Why did a lintel crack appear after new windows went in?

Old frames sometimes carried part of the load above. When they come out, a weak lintel can show its problems quite quickly. It is worth getting the head looked at before the new frame is sealed in.

Is lintel work covered by building regulations?

It can be, because a lintel is a structural part of the wall. Contact your local building control before the work goes ahead.
