What a cracked window head is telling you

Cracks over windows and doors rarely appear for no reason. Most often they mean the lintel has started to fail, and the brickwork above it is following.

We put that right through our lintel repair and replacement service. The wall is propped, the old lintel taken out and a new one bedded in, with brickwork rebuilt and pointed to match.

For worn mortar elsewhere on the house, see repointing in Newcastle-under-Lyme. If bricks around the opening have cracked, our brickwork repairs cover replacing them.

Victorian terraces and interwar semis

Victorian terraces usually have brick arches or headers over their windows, with timber or nothing much behind them on the inside. Water, age and settlement all take their toll, and a dropped arch is a common sight on houses of that period.

Interwar semis are more likely to have steel or concrete lintels. Steel of that age is prone to rust, and as it corrodes it expands, pushing up the course of brick above and opening the joints. Spotting rust early often keeps the repair smaller.

Lintel problems to look out for

  • A dropped arch over a front window
  • Joints opening in a stepped line
  • Rust visible under the brick course
  • Crack across an inside window head
  • Window or door rubbing at the top
  • Lifted brick course above an opening

Our approach to lintel work

  1. Start with photos

Send pictures of the crack and the opening and we will give you our view.

  2. Make it safe

Props and strong boys hold up the brickwork before anything is removed.

  3. Replace the lintel

We take out the old one and fit a new lintel, level and well bedded.

  4. Finish the wall

Bricks are relaid and pointed to match, then the props come down.

Lintel questions in Newcastle-under-Lyme

How much does it cost to replace a lintel in Newcastle-under-Lyme?

Priced by length, a lintel starts from £1,850 for 1 to 1.5 metres and goes to £3,450 for over 3.5 up to 4 metres. Upstairs windows, scaffolding or rebuilding a wider area of brick can bring the cost above the band. A job on just the outer or just the inner lintel is half the band price, from £925.

Do I tell my neighbour before lintel work?

It is good manners to let them know, especially on a terrace where props and noise are close to their wall. If we need to put anything on their side, we would need their agreement first.

Can the inner lintel be left alone?

Often, yes, if it is sound. We check the inside of the opening and only replace the inner lintel if it has also failed.

Will my window sill be affected?

Usually not. The work is above the window, and the sill and frame stay where they are.

Can I paint the new brickwork to match?

There should be no need. We reuse the original bricks or find a close match, and the new mortar tones in as it weathers.
