Openings on red brick terraces

Terraces of this age usually have brick arches or plain heads over the front windows and simpler openings at the back. Both can drop or crack over time, and the back is often worse as it gets less attention.

Our lintel repair and replacement work fixes the cause. We prop the wall, take out the failed head and set in a new lintel. Where the face bricks have been damaged, our brickwork repairs replace them with matching red brick.

If you are also seeing worn joints, see our page on repointing in Crewe. The lintel replacement guide explains the work in more depth.

Railway terraces and their window heads

Crewe's Victorian railway terraces are built in red brick with fairly plain detailing. The heads over windows are often flat or slightly arched brickwork with a timber or thin iron bearer behind, both of which can rot or rust after so long in a damp wall.

Back walls on these terraces usually have smaller windows and a kitchen or back door close together. A failing head there can crack the narrow pier of brick between them, so we check the whole back elevation rather than just the one opening.

Problems we find on railway terraces

  • Flat brick head dipping in the middle
  • Crack running between back door and window
  • Rust stains over a rear opening
  • Back door sticking in damp weather
  • Loose bricks above a kitchen window
  • Plaster cracks inside at the head

How we replace a lintel

  1. Send a photo

We look at the opening and wall to see what has failed.

  2. Prop and needle

The brickwork is supported before removing anything.

  3. New lintel in

A steel or concrete lintel is set level with proper bearing.

  4. Rebuild the head

Red brick is relaid and pointed, then the props come out.

Lintel questions from Crewe

The pier between my back door and window is cracked. Why?

When the lintel over one opening fails, the load shifts onto the narrow brick pier between them. That can crack the pier, so both heads and the pier need checking.

Can you match the red brick on my terrace?

We reuse sound bricks from the opening and source reclaimed or new red brick to match where needed. The aim is a repair that is hard to spot.

What does lintel replacement cost in Crewe?

A 1 to 1.5 metre lintel is £1,850 and the length bands rise to £3,450 for 3.5 to 4 metres. Upstairs scaffold, a cracked pier between openings or extra rebuilding can push the cost higher. The bands cover inside and outside together. Replacing one side alone is charged at half, starting from £925.

Is a timber lintel always a problem?

Not always, but timber in a damp wall can rot. If the bricks above are dropping or the timber is soft, it should be replaced with steel or concrete.

Do I have to be in during the work?

We need access to the outside and sometimes to the inside face of the opening. We let you know when that will be.
