Two very different kinds of lintel

A modern cavity wall has an outer skin of brick, a gap and an inner skin of block, and its lintel has to carry both while sending any water in the cavity back outside. An old cottage wall is solid, with a much simpler head over each opening. They fail in quite different ways.

Our lintel repair and replacement covers both, from fitting a new steel cavity lintel with tray and weep vents to renewing a timber or stone head in a solid wall. Cracked bricks around the opening can be swapped through our brickwork repairs while we are there.

If the joints across the wall have worn, our page on repointing in Telford explains how we tackle that. For the full method, read the lintel replacement guide.

Estate houses and Ironbridge-era cottages

On Telford's new town estates the trouble is rarely the lintel snapping. More often a steel lintel was bedded without enough bearing, a tray or weep vents were left out, or the outer brick was not properly supported, so damp shows around the frame or a crack opens at the end of the head. We check how the opening was built before we decide what to change.

The older Ironbridge-era cottages are solid-walled and often have timber or stone heads that have been there a very long time. Timber ends rot where damp gets in, and the brick over them sinks. On these houses we rebuild in a soft mortar so the old wall can still dry out.

Signs worth a closer look

  • Damp patch inside at the top corner of a window
  • Crack at one end of the head on a newer house
  • Brick over the opening bulging outwards
  • Old cottage window head sagging
  • Window or door binding at the top
  • Missing or blocked weep vents above an opening

From crack to new lintel

  1. Send photos

Pictures of the crack, the opening and any damp inside help us find the cause.

  2. Prop and support

The brickwork above is held on props and strong boys before work starts.

  3. Fit the lintel

A new lintel goes in level with a tray and weep vents where the wall has a cavity.

  4. Rebuild and finish

Bricks are relaid and pointed to match, then the props are removed.

Telford lintel questions

My house is fairly new. Why is there damp above the window?

It can mean the cavity tray is missing or the weep vents are blocked, so water in the cavity is running inwards instead of out. A photo of the outside above the window and the damp inside helps us tell.

How much does it cost to replace a lintel in Telford?

A 1 to 1.5 metre lintel is £1,850 and one over 1.5 up to 2 metres is £2,150. Wider openings step up to £3,450 for over 3.5 up to 4 metres. Upstairs openings, scaffold and rebuilding extra brick can push it above that, and photos let us confirm. Prices include the lintel on the inner and outer skin. If only the outer skin needs it, the band is halved, starting at £925 and topping out at £1,725.

Can you replace the lintel over a patio door?

Yes. Patio and French door openings are often wide, so the lintel size matters. Send us the width and a photo.

Do older cottages need a different approach?

Yes. Solid walls built in lime need a lintel suited to the wall and a soft mortar, so the wall keeps drying out.

Should I check with building control?

Changing a structural lintel can need building regulations approval. Contact your local building control to confirm before the job starts.
