Lintel problems on Stourbridge homes

Victorian terraces and interwar semis both rely on a lintel or arch above each opening. Neither lasts for ever, and when one starts to fail the brick above begins to crack and drop.

We take on the full lintel repair: supporting the wall, cutting out the old head and setting a new steel, Catnic or concrete lintel with a firm bearing. Cavity walls get a tray and weep vents so the opening stays dry.

Worn joints and damaged bricks round the opening can be dealt with at the same time through brick repairs and repointing. The lintel replacement guide explains each part of the process.

How each house type lets go

Victorian terraces usually have a brick arch on the face with a timber lintel behind. Damp gets into the timber over the years, it softens and the arch loses its support. The dip often shows first in the middle bricks, followed by cracks at the ends.

Interwar semis were among the first houses to use steel lintels widely. That early steel had little protection, so it rusts, swells and lifts the course above. A run of rust staining over a front window is one of the clearest signs we look for.

Warning signs to look out for

  • Cracks stepping up from the top of a door
  • Arch bricks slipping out of line
  • Orange rust stains on the brickwork
  • Brick course lifted above a steel head
  • Back door rubbing on its head
  • Gap between brickwork and window frame

Steps we follow

  1. Send the crack

A couple of photos of the opening help us decide what has failed.

  2. Strong boys in

The brick above is held so nothing moves while we work.

  3. Change the lintel

The old head is taken out and a new one bedded level.

  4. Finish the brick

Courses are rebuilt, pointed to match and the props removed.

Questions about Stourbridge lintels

What does lintel replacement in Stourbridge cost?

Our price for a Stourbridge lintel depends on its length, starting at £1,850 for 1 to 1.5 metres and reaching £3,450 for over 3.5 up to 4 metres. Scaffold for a first floor opening, extra brick to cut out or a rebuilt arch will move the figure up.

Why is there rust staining above my window?

Rust bleeding through the joints usually comes from a steel lintel that is corroding. As it rusts it expands and pushes the bricks, so it is worth getting a photo to us before more cracking starts.

Is the crack over my back door the same problem?

Back doors often have a plainer head than the front, but the signs are the same. A stepped crack or bricks dropping over the frame means the support needs checking.

Can you rebuild the arch with my own bricks?

Yes, where the original bricks come out whole. We clean them up and lay them back in, filling any gaps with matching reclaimed bricks.

Does replacing a lintel need building regulations?

It can, because the lintel is structural. Your local building control will tell you what they need, and we will carry out the work to suit.
