Fixing window and door heads at the source
A window head that is cracking, dipping or bleeding rust tells you the support above the opening is giving up. Raking out the crack and filling it buys a little time, but the movement carries on underneath and the line soon reappears.
We deal with the cause through our lintel replacement service. The wall above is propped, the old head comes out in one piece where possible, and a new lintel is bedded with a full bearing at each end so the load passes down into sound brick.
Rebuilt brick is pointed to sit with the rest of the elevation, and if nearby joints have worn we can quote for repointing in West Bromwich at the same time. The guide to lintel replacement covers the detail if you like to read ahead.

What gives out on terraces and semis here
Victorian terraces in this part of the West Midlands were generally built with soft brick and lime mortar, with a timber lintel tucked behind a brick arch on the face. That hidden timber is often the weak point. Once damp has softened it, the arch above loses its seat and the joints at each end begin to open.
Interwar semis brought in early steel and some cast concrete lintels. Steel rusts and expands, jacking the course above it upward, while concrete can split where the bar inside has corroded. Either way the brick around the opening shows the strain long before the window itself fails.
Clear signs of a failing head
- Brick arch sinking at its centre
- Crack climbing from a frame corner
- Rust weeping out of the joints
- Split showing in a concrete lintel face
- Front door catching at the head
- Plaster cracking over the window inside

West Bromwich lintel questions
What will a lintel in West Bromwich cost?
Prices in West Bromwich run from £1,850 for a lintel of 1 to 1.5 metres to £3,450 for one over 3.5 up to 4 metres. Scaffold for an upstairs opening, an arch to relay or extra cracked brick around the head will raise the figure, and we confirm it once we have seen photos.
Is the lintel in my Victorian terrace made of timber?
Often the inner lintel is, sitting behind the outer arch. If it has gone soft or is sagging, we take it out and fit a modern lintel in its place, then rebuild the arch on top.
Will the new lintel show on the front of the house?
Usually not. The brick is rebuilt across the face so the lintel sits behind it, with a soldier course or arch laid to match the rest of the street.
Can I leave a small crack for now?
A fine crack that has not changed in years may only need watching. One that is growing, or brick that has started to drop, should be looked at sooner because the repair grows with it.
What about the window frame when the lintel comes out?
The frame normally stays in. If the head has dropped onto it, we ease the load off with props first, and any gap at the top is sealed once the new lintel is in.
