Lintels on Black Country brick houses
When the lintel over a window starts to go, the signs show in the brickwork first. Bricks dip, joints open in a stepped pattern, and sometimes the window itself stops closing well.
We replace the failed beam through our lintel repair and replacement service, using steel, Catnic or concrete depending on the wall. The bricks above are relaid to match, and you can see the whole sequence in our lintel replacement guide.
If the joints across the house are worn as well, our page on repointing in Dudley explains how we handle that.

Each price covers the inside and outside lintel, propping, rebuilding the brickwork above and pointing to match. If only one side needs doing, it is half price. Openings under 1 metre or over 4 metres are priced from photos.

Terraces and semis in the Black Country
Black Country brick terraces usually have a brick arch or a row of headers over the window, often with timber or an early lintel on the inside. As the arch settles, the bricks over the opening drop and a crack runs up through the joints. Rebuilding the arch with proper support behind it is the usual fix.
Interwar semis from the same area often have steel lintels or concrete heads that are now nearing the end of their life. Look closely at the brick course just above the window: if it has lifted or there are rust marks, the steel is probably corroding.
How a failing lintel shows itself
- Brick arch over a window sinking
- Mortar joints opening in a staircase line
- Rust coloured streaks below a head
- Bricks bulging over a door frame
- Gap appearing along the top of a frame
- Upstairs window hard to open or close
The lintel job in four parts
-
Assess the head
We look at your photos to judge what has failed and how much brickwork is affected.
-
Prop it up
The wall above is supported so nothing moves when the old lintel is removed.
-
Fit the replacement
A new lintel goes in level, with a cavity tray and weep vents in cavity walls.
-
Relay and point
Bricks are laid back to the same bond and pointed to blend with the wall.

What Dudley homeowners ask about lintels
What does a lintel replacement in Dudley cost?
It depends on length. From £1,850 for 1 to 1.5 metres and from £2,150 for up to 2 metres, rising to £3,450 for the longest standard band. Scaffold, a rebuilt arch or replacement bricks can raise the price. The band covers inner and outer lintels together, so a single side is half, from £925 up to £1,725.
Can you match the bricks above my window?
Any original brick that survives removal intact goes straight back in. If some are broken, we look for reclaimed bricks of a similar size and colour so the repair blends in.
Is it the lintel or subsidence?
A crack that starts at the corner of a window and runs up is usually the lintel. Cracks that run through the whole wall or get wider towards the ground can have other causes. A photo usually lets us say which is more likely.
Do you replace the inside lintel too?
If the inner leaf has a failed lintel, it can be replaced as part of the same job. We check both sides of the opening before quoting.
What if the bricks over the window have already fallen?
Then the opening needs propping quickly. Send a photo straight away and we will give you a view on how to make it safe and what the replacement involves.
