Why pointing goes and what we do about it

Mortar is softer than brick on purpose. It takes the wear, so after enough years of rain and frost it sands away, leaving the joints open to water.

When that happens, brick repointing is the fix: the old mortar comes out and fresh mortar goes back in. Older terraces built with lime may call for lime pointing to keep the brick from spalling.

Repointing Black Country terraces and semis

Black Country terraces were built in local brick, and many have long rows of front walls sharing one roofline. Their chimney stacks, parapets and rear walls usually wear first, and older patches in grey cement often stand out against the original mortar. We aim to bring the whole elevation back to one consistent joint.

Interwar semis have a gable end that takes the brunt of the wind and rain. That wall can need repointing years before the front, so we often price it on its own and leave sound walls alone.

Signs your pointing has had its day

  • Joints you can rake out with a fingernail
  • Grey patch repairs standing out
  • Mortar washed out of the gable end
  • Damp spreading on an inside wall
  • Chimney joints open to the weather
  • Bricks loose around a window

Repointing questions we get in Dudley

What is the starting price for repointing in Dudley?

A standard terraced house front or rear is priced from £1,850. Semi-detached fronts and rears start at £2,450. Height, scaffold, chimney stacks and how far the joints have gone are what push a quote above those. Front and rear of a semi done together is from £4,900.

Can you just do the gable end of my semi?

Yes. Gable ends often fail well before the other walls because they catch the weather. We can repoint the gable alone if the rest is sound.

What is the best time of year to repoint?

Spring to autumn is easiest, because mortar must not freeze before it has set. We still work in colder months, covering the wall and keeping a close eye on the forecast.

Can you get rid of old patchy repairs?

Yes. We cut out mismatched patches and repoint the whole area in one mortar, so the wall reads as one again.

Do you repoint the brickwork around the windows too?

Yes. The joints at the sides of window reveals and under sills are included, and we check for gaps between the frame and brick while we are there.
