Worn joints on Black Country walls

Black Country terraces and the interwar semis built after them share one weakness: the mortar between the bricks. Once it softens and falls back from the face, rain gets into the wall and damp follows.

Brick repointing puts that right. We rake out to firm mortar, fill each joint in layers and strike it to the profile the house had. For older terraces with soft brick, lime pointing is often the better match.

If you also have a cracked head over a window, see lintel repair in Walsall. The brickwork pointing guide is there if you want to know more first.

Where Walsall walls give way first

On Black Country terraces, the rear of the house usually suffers more than the front. Offshoots, outriggers and back yard walls collect water from gutters and downpipes, and their joints often wash out years before the street elevation. We check every wall, not just the one you see from the road.

Interwar semis tend to fail in patches, often on the side gable and around the chimney. Many were pointed in a sound cement mix that still holds in the sheltered walls. Patch repointing in a matched colour can be enough, saving a full repoint where it is not needed.

What to look out for

  • Mortar sitting deep behind the brick
  • Sand gathering on window sills
  • Plants rooting in the back wall joints
  • Damp patches in a back bedroom
  • Chimney joints eroded near the pots
  • Loose bricks on a yard wall

Walsall pointing questions

How much does it cost to repoint a Walsall terrace?

For a Walsall terrace the front or rear starts from £1,850 and a semi-detached front or rear from £2,450. Height, scaffolding, a chimney stack, poor access or very hard old mortar will push the job above those figures.

Can you repoint a back yard wall?

Yes. Yard and garden walls often need pointing, and if a wall is leaning or cracked we can rebuild it through our bricklaying service instead.

My house is a terrace. Will you need my neighbour's permission?

For your own wall, no, but if scaffolding needs to stand on a neighbour's land or the chimney is shared, it helps to speak to them early.

Do I need to do the front and back together?

Not necessarily. On many terraces the back has failed while the front is still sound, so we can price the rear and the offshoot on their own and come back to the front when it needs it.

What happens if it rains while you are repointing?

We cover the fresh joints with sheets or hessian so rain cannot wash the mortar out. If heavy rain is forecast for the whole day, we hold off and come back when it has passed.
