Mortar that has had its day
Mortar on a well built house lasts a long time, but it does not last for ever. On Solihull semis and detached homes from the interwar and post-war years, the joints facing the weather are often the first to go soft and sandy, while the sheltered walls still look fine.
With brick repointing we cut the weak mortar back to a firm base, damp the joints and fill them again in layers. Where you also have a cracked window head, we can deal with lintel repair in Solihull during the same visit and point the whole wall in one go.
Spalled or broken bricks are cut out and swapped as part of our brickwork repairs, so the new pointing has a sound face to sit against. If you want to know what good repointing involves, the pointing guide covers it in plain terms.

How semis and detached houses wear
A detached house has four elevations, and they rarely wear at the same rate. The wall that takes the wind and rain loses its joints first, while the sheltered side can be sound for years. We look at each face separately and only price the ones that need it, which keeps the job to the right size.
Interwar and post-war semis often share a chimney stack on the party line and have hipped roofs that throw water onto the walls when gutters block. Joints under leaking gutters, around bay windows and up the stack are where we usually find the worst mortar. Later houses were pointed in cement, which suits their harder brick, so a sound cement mix is normally right here.
Clues the pointing is failing
- Joints that crumble under a fingernail
- Mortar recessed deep behind the brick
- Damp marks under a gutter or downpipe
- Moss rooted along the bed joints
- Cracked mortar around the bay window
- Chimney joints washed out near the top

Questions about pointing in Solihull
How much does repointing a Solihull semi cost?
A standard semi-detached front or rear is from £2,450 and a standard terraced front or rear from £1,850. Height, scaffold, a chimney stack, very deep or hard old joints and awkward access all push a job above that. Detached houses are priced from photos.
Do I have to do the whole house at once?
No. If only one or two elevations have failed, we can repoint just those and leave the sound walls alone. We match the colour and joint finish so the repaired walls do not stand out.
Our semi shares a chimney with next door. Can you repoint our half?
We can, although the stack tends to weather as one piece. It is often worth speaking to your neighbour so both halves are done together under the same scaffold, which also gives a more even finish.
Will new mortar look different from the old?
Fresh mortar is always a little brighter at first. We blend the sand and colour to suit your brick, and the joints tone down as they weather over the following months.
What time of year is best for repointing?
Spring to early autumn is easiest because mortar must not freeze while it cures. We can work in cooler months with covers, but we will not point when frost is forecast.
