Getting the mix right for your house

A Victorian terrace, an interwar semi and a post-war house all need repointing at some point, but not in the same way. The age of the brick decides what mortar should go back into the joints.

For newer, harder bricks our brick repointing uses a cement mortar matched in colour to what is there. Older terraces with soft brick are better suited to lime mortar pointing, which lets the wall dry out.

Lintel cracks are covered on our page for lintel repair in Coventry, and frost-blown bricks can be swapped under brickwork repairs while the scaffold is up.

How Coventry's houses lose their mortar

Victorian terraces here were laid in lime with soft bricks. Many have since been patched with hard cement, and on those walls you often find brick faces flaking around the patched joints while the original lime nearby is simply worn back. Taking out the cement and repointing in lime stops the damage spreading.

Interwar semis and houses from the post-war rebuilding were built with harder bricks and cement mortars, which last well but still erode on the most exposed walls. Gable ends, chimney stacks and brickwork under leaking gutters are usually the first to go.

Tell-tale signs of worn joints

  • Mortar crumbling at a light touch
  • Joints eroded deep behind the brick
  • Cement patches with flaking bricks around them
  • Damp marks on a bedroom wall
  • Draughts near skirting or sills
  • Weeds sprouting from chimney joints

Repointing questions from Coventry homeowners

How much is repointing in Coventry?

Coventry terraces start from £1,850 for a standard front or rear elevation, while a semi-detached front or rear starts from £2,450. The price goes up with height, scaffolding, chimney work and how deep the old joints have eroded. Doing a terrace front and rear together is from £3,700.

My terrace shares walls with neighbours. Do they need to be involved?

Only if we need access from their side or the scaffold crosses onto their property. We repoint your share of the front and rear and keep a clean line where your wall meets theirs.

Can you match the pointing on an interwar semi?

Yes. Many houses of that age have a particular joint finish and a darker mortar. We look at the existing joints and match the sand, colour and profile.

Why not use strong cement on an old terrace?

Hard cement is stronger than soft Victorian brick, so the brick ends up taking the movement and holding the moisture. Over a few winters the faces spall. Lime keeps the joint as the weak point, which is how the wall was designed to work.

Can we repoint just the side that gets the weather?

Yes. It is common for one elevation to wear far faster than the rest. We price the walls separately so you can do the worst one now and the others later.
