Lintel work across Coventry's mixed housing

Coventry has a real mix of houses, from Victorian terraces to interwar semis and the homes built during post-war rebuilding. Each period used a different way of spanning a window, so the cause of a crack above one varies from house to house.

Through our lintel replacement service we find what is holding up the bricks, prop the wall and fit a new steel, Catnic or concrete lintel where the old one has failed. Pointing around the opening is matched as we rebuild.

If the rest of the house needs its joints done, see our page on repointing in Coventry. The lintel guide covers the job in more depth, and our pointing guide explains the repoint side.

Three eras of window head

Victorian terraces often have no separate lintel on the outer face at all, just a brick arch or a soldier course, sometimes with a timber lintel hidden on the inner side. When the arch drops or the timber rots, the bricks above the opening sag. Interwar semis brought early steel and concrete, and the bay windows of that period carry a lot of weight on their heads.

Homes from the post-war rebuilding usually have concrete or steel lintels in cavity walls. Here the trouble is often rust, or water getting past a lintel that was never given a cavity tray. We look at the opening, decide which of these is the cause and price the repair that fixes it.

What to watch for above windows

  • Brick arch dropping at its centre
  • Soldier course of bricks dipping
  • Rust bleeding through joints over a frame
  • Crack stepping out from a bay window head
  • Inside plaster cracking above a window
  • Door frame catching at the top

Our lintel replacement in four steps

  1. Photos first

Send close-ups of the crack and a wider shot so we can see the whole opening.

  2. Prop and needle

The brickwork above is supported on props before any bricks are removed.

  3. New lintel in

The replacement goes in level with proper bearing and a cavity tray where it is needed.

  4. Brick back up

We relay the bricks, point to match and take the props out once the mortar has gone off.

Coventry lintel questions

What will a lintel replacement in Coventry cost?

It is priced by length. Up to 1.5 metres is from £1,850. Up to 2 metres is from £2,150 and up to 2.5 metres from £2,450. Scaffold for upstairs, a bay window, extra rebuilding or damaged brick can take it above those figures. Each band includes both the inside and outside lintel, and doing one side alone costs half.

There is a crack over my bay. What can be done?

Yes. Bay window heads carry a heavy load and often move as the lintel or the timber behind it gives way. We look at how the bay is built and price the right repair, which may include rebuilding the brickwork over it.

Can a dropped brick arch be rebuilt?

Usually. We prop the arch, take it down, set a lintel behind it if one is needed and rebuild the arch in the original bricks where they can be reused.

Is a timber lintel a problem?

Timber lintels in older houses can rot once water gets to them, especially behind the outer brick. If yours is soft or the bricks above are dropping, we would replace it with steel or concrete.

Can you replace the lintel over my back door?

Yes. Door openings fail in the same way as windows, and a dropped head often makes the door stick or the frame twist. We prop the wall, fit a new lintel and rebuild above it, leaving the door in place where we can.
