Lintels that crack, rust or let water in
A lintel can fail in two ways. It can lose its strength, so the bricks above it drop, or it can let water through, so damp shows inside above the window. Some fail in both ways at once.
Our lintel replacement deals with both. The wall is propped, a new lintel goes in with a proper cavity tray and weep vents, and the brick above is rebuilt.
If your walls need repointing too, have a look at repointing in Redditch. For cracked bricks around the opening, our brickwork repairs can replace them at the same time.

Older terraces and new town estates
Redditch's older terraces have brick arches and simple heads over their openings, often with timber behind. As these age, the arches settle and the timber can rot, which leaves the brick above with too little support.
Houses on the new town estates were built with modern cavity walls and steel or concrete lintels. Their weak point is often water rather than strength: if the cavity tray or weep vents are missing or blocked, damp can come through above the window inside. We check for this as well as for structural cracking.
Lintel faults to watch for
- Damp stain above a window inside
- No weep vents over an opening
- Crack stepping up from a frame
- Rust stains on the outer brick
- Arch bricks loose or dropped
- Window or door binding

Redditch lintel questions
How much is lintel replacement in Redditch?
Bands go by lintel length, from £1,850 for 1 to 1.5 metres to £3,450 for over 3.5 up to 4 metres, covering both inner and outer lintels. One side alone is half the band, from £925. Upstairs openings and extra rebuilding cost more.
Why is there damp above my window but no crack?
On cavity wall houses this often means the cavity tray or weep vents over the lintel are missing or blocked. Water runs inside instead of out. Fitting a proper tray usually solves it.
What are weep vents for?
They are small vents in the brick course above a lintel. They let water caught by the cavity tray drain out of the wall instead of sitting inside it.
Can you fix a lintel on an estate house quickly?
Most single openings on a modern house are straightforward once the wall is propped. We tell you how long your job should take when we quote.
Will the new brickwork match on an estate house?
Estate houses often use a common brick that is easy to match. We reuse the bricks we take out and point in a matching mortar.
