Failing lintels across Birmingham

Birmingham's housing covers a long stretch of building history. Victorian terraced streets, Edwardian semis and interwar estates each used different ways of spanning a window, so the cause of a crack depends a lot on when your house was built.

Our lintel repair and replacement service starts by working out what is over the opening. Then we prop, remove the failed head and fit the right lintel. Read our lintel replacement guide for more detail.

Damaged bricks around the opening can be replaced via our brickwork repairs. For pointing on the rest of the house, see repointing in Birmingham.

Terraces, semis and estates

On Victorian terraced streets, most heads are brick arches or timber behind the face. Arches slip when their joints erode, and timber rots when a leaking sill or gutter keeps it wet. Both lead to a dip in the brick above the window.

Edwardian semis often have bay windows with heavy heads, and interwar estate houses commonly have early steel or concrete lintels. Rust and cracking concrete are the usual faults there. A modern cavity lintel with a tray and weep vents deals with the cause.

How to spot a failing lintel

  • Stepped crack from the top corner of a frame
  • Bay window head cracked or dropping
  • Concrete lintel spalling at the face
  • Rust marks over a steel head
  • Front door sticking at the top
  • Bricks over an opening out of line

Birmingham lintel questions

How do I know what type of lintel my house has?

The age of the house is a good guide. Victorian homes often have arches or timber, while interwar houses usually have steel or concrete. A photo of the opening helps us tell.

How much is a lintel replacement in Birmingham?

We price by length. A lintel of 1 to 1.5 metres costs £1,850 and one over 3.5 up to 4 metres costs £3,450. Bay heads, upstairs openings needing scaffold or a lot of brick to relay can add to it.

Can you fix the lintel over a bay window?

Yes. Bays are propped carefully because the load is spread over several frames. We plan the support from photos and a visit.

My neighbour's lintel has cracked too. Is it the same problem?

Houses built together often share the same type of lintel, so it is quite possible. Each opening still needs looking at on its own.

Is building control needed?

Building control may want to approve a structural lintel change. Ring them before the work starts and we will do whatever they ask for.
