Lintels in older brick buildings

Worcester has a stock of historic brick buildings alongside its Victorian terraces. Many of their openings are spanned by arches, timber lintels or stone heads, and each of those can fail in time.

Our lintel repair service starts by working out what is actually carrying the brick. Where the support has failed, we prop the wall and fit a new lintel, relaying the original brick over it wherever we can.

On older walls we point the rebuilt brick in lime, matching the joints around it. For wider wall care, ask about repointing in Worcester or read the lintel replacement guide first.

Why older heads fail and how we treat them

Historic brick buildings were often built with timber lintels set into the wall, sometimes with a gauged brick arch on the face. Timber that has stayed damp for generations rots from the ends, losing its bearing. The arch then drops, and the joints around it crack open.

Victorian terraces have similar arches and inner timbers, but in softer brick and lime. Rebuilding with hard cement would only push the problem elsewhere. We reuse the old brick and lay it in a lime mix so the rebuilt section moves and breathes with the rest of the wall.

What to look for over openings

  • Arch bricks slipping out of line
  • Crack running through the arch
  • Rot at the end of a timber head
  • Window frame pushed out of square
  • Mortar washed from the arch joints
  • Plaster crack over the inside reveal

How we approach the job

  1. Identify the support

We look at photos to see whether it is timber, stone or steel.

  2. Prop and take down

The brick above is supported and carefully dismantled.

  3. Fit the new lintel

A sound lintel goes in with proper bearing at each end.

  4. Relay in lime

The original brick goes back and is pointed to match.

Worcester lintel questions

How much is lintel repair in Worcester?

In Worcester we price by opening length, starting at £1,850 for 1 to 1.5 metres and ending at £3,450 for over 3.5 up to 4 metres, for inside and outside together. A single side only is half, from £925. A gauged arch to rebuild, scaffold or a lot of damaged old brick will add to the figure.

My house is in a conservation area. Can you still help?

Yes, though you may need permission from the council before altering the front. Check with them first, and we will work to their requirements.

Can you save the original arch bricks?

In most cases, yes. We take them down one by one, clean off the old mortar and relay them over the new lintel.

Why use lime when rebuilding over a lintel?

On older brick, lime lets moisture escape through the joint. Cement can trap it and damage the brick around the repair.

Do I need building regulations approval?

A structural lintel can need building regulations approval. Speak to your local building control before we start, and we will carry out the work to suit whatever they ask for.
