Lintels on Rugby houses
If the brickwork over a window has cracked or dropped, the lintel is the most likely cause. It is a common fault on houses of all ages, and it gets worse if left.
We fix it through our lintel repair and replacement service. The wall is propped, the failed lintel removed and a new one bedded in, then the bricks above are rebuilt and pointed.
If the wider wall needs attention, our brick repointing can be priced at the same time. You can also read how the job is done in our lintel guide.
Lintel prices in Rugby

Each price covers the inside and outside lintel, propping, rebuilding the brickwork above and pointing to match. If only one side needs doing, it is half price. Openings under 1 metre or over 4 metres are priced from photos.

Victorian terraces and later estates
Rugby's Victorian terraces were built with brick arches or heads over their openings, often with timber on the inner side. Over time these settle and the timber can decay, so the bricks above sag and crack.
Later estate houses were built with cavity walls and steel or concrete lintels. These can rust or crack, and older ones may not have a cavity tray, which lets damp into the house above the window. We check for both when we look at the opening.
When the lintel needs looking at
- Crack climbing from the top of a frame
- Arch over a sash window sagging
- Rust streaks below a window head
- Wet patch on the plaster over a window
- Bricks over a door pushed out
- Window catching as it closes
Four stages of a lintel replacement
-
We look first
From your photos we work out what has failed and how much brick is affected.
-
The wall is propped
Props and strong boys take the weight of everything above the opening.
-
A new lintel goes in
The old head is removed and a new lintel bedded with proper bearing.
-
The brick goes back
We lay the courses back, point them in a matching mix and strike the props when it has set.

Rugby lintel questions
What does lintel replacement in Rugby cost?
Priced by length, from £1,850 for 1 to 1.5 metres up to £3,450 for over 3.5 up to 4 metres, including both the inside and outside lintel. Replacing one side only is half, from £925. Scaffold, extra brickwork and arch rebuilding cost more.
Can you fit a lintel above a sash window?
Yes. The sash box usually stays in place while we work from outside. We protect the frame and glass while the brick above comes out.
Is a Catnic lintel better than concrete?
Neither is better in every case. Catnic steel lintels suit most cavity walls, while concrete can suit solid walls. We recommend the type that fits your wall.
Should I fix the lintel before replacing windows?
Yes, if you can. New windows fitted under a failing lintel can be damaged when the brick drops. Getting the lintel right first protects the new frames.
Do lintels need maintenance?
Not much, but keep an eye on the brick above your windows and on any rust marks. Catching a problem early usually means a smaller repair.
