Brick and stone window heads

The head over a window can be a brick arch, a single piece of stone or a modern lintel. Whatever it is, if it cracks or drops the brickwork above it will follow.

Our lintel repair work deals with all three. We prop the wall, take out what has failed and fit a new lintel, keeping stone heads or arches on show in front where that is practical.

If the joints around the window have also broken down, the repointing in Northampton page explains how we deal with them. Our lintel guide covers the job in more detail.

Victorian terraces and older stone buildings

Northampton's Victorian brick terraces normally have brick arches over the openings, sometimes with a timber lintel behind. Many of these have settled, leaving a sagging arch and a crack above it. Rebuilding the arch over a new lintel keeps the original appearance.

Older stone buildings tend to have solid stone lintels. Stone is strong in compression but weak when it bends, so a long stone head can crack across its middle if the load above changes. A steel lintel fitted behind the stone can take the weight while the stone stays in place.

Signs the head over a window has failed

  • Stone lintel split through its middle
  • Brick arch flattening at the crown
  • Stepped cracks either side of a window
  • Rust marks in the brickwork above
  • Mortar falling out over a frame
  • Window sticking after years of opening freely

Our four-step lintel process

  1. Pictures first

You send photos and we tell you what kind of head it is and what has gone wrong.

  2. Prop the brickwork

Strong boys and props carry the wall before any stone or brick is removed.

  3. Fit the support

A new lintel is bedded in, behind a stone head or under a rebuilt arch.

  4. Make it match

Brick or stone is relaid, pointed to match and the props are taken out.

Northampton lintel questions

What is the cost of a lintel in Northampton?

Prices go by length, from £1,850 for 1 to 1.5 metres to £3,450 for over 3.5 up to 4 metres, for the inner and outer lintel together. One side only is half, from £925. Stone heads, upstairs scaffold and wide rebuilding can raise the price.

Can a cracked stone lintel be saved?

Often. If it is still in one piece and the crack is stable, we fit a steel lintel behind it to take the load and repair or reset the stone in front.

What about a stone head on a brick house?

Many Victorian brick houses have stone heads and sills. We treat them the same way, keeping the stone where it can be kept and supporting it properly.

Do I need building control for this?

A lintel is structural, so swapping one may need building regulations sign-off. Ask your local building control before the work goes ahead.

Will you repoint around the new lintel?

Yes. The joints around the opening are pointed to match the rest of the wall as part of the job.
