Lintel trouble on red brick houses

Red brick shows cracks clearly. A line of open joints stepping up from a window corner, or a row of bricks that has sagged, is often the first sign that the lintel behind them has stopped doing its job.

Our lintel repair and replacement takes the load off the head, removes what has failed and puts in a new steel, Catnic or concrete lintel. On cavity walls we fit a tray and weep vents so water drains out rather than into the house.

Once the head is sorted, the joints around it can be matched through our repointing service. For the wider house, see repointing in Leicester, or read the lintel guide first.

Lintels on terraces and interwar semis

Leicester's Victorian red brick terraces usually span their windows with brick arches, gauged heads or stone, often with timber behind. When the timber rots or the arch settles, the red brick above cracks and drops, and the gap is easy to see from the street.

Interwar semis often have deep bay windows with steel or concrete heads. The weight of the brickwork and roof above a bay is considerable, so a failing head there can show as cracks spreading to the corners of the bay and up towards the eaves.

Lintel warning signs

  • Red brick cracking above a window
  • Bay window head sagging at the corners
  • Rust coming through joints over a frame
  • Gauged or stone head split
  • Gap above a front door frame
  • Windows needing force to open

Four steps to a new lintel

  1. Check the opening

We study your photos and tell you whether the lintel is the cause.

  2. Hold the wall up

Needles and props support everything above before the old head comes out.

  3. Fit and level

The new lintel is set level on sound brick, with a tray and weeps in cavity walls.

  4. Rebuild and finish

Matching red brick is relaid, pointed, and the props come out when it is set.

Leicester lintel questions answered

How much does a lintel cost in Leicester?

Price depends on length. A 1 to 1.5 metre lintel starts from £1,850 and the bands go up to £3,450 for 3.5 to 4 metres. Bay windows, scaffold for upper floors and extra brick to rebuild can take a job above the band price. Band prices include both leaves of the wall, and one leaf on its own is charged at half.

Can you match old red bricks?

We reuse every brick that comes out whole. Where some are broken, we source reclaimed bricks as close in size and colour as we can find.

Why is my bay cracking at its corners?

It often means the head of the bay is no longer carrying its load evenly. We look at how the bay was built and whether the lintel, the brick piers or both need work.

Can I wait until spring to sort it?

If the crack is fine and not growing, a short wait is usually alright. If bricks are loose or the gap is widening, it is better to have it propped sooner.

Do you need to go inside the house?

Usually only to check the inner side of the opening. Most of the work is done from outside, with the window or door left in place.
