Lintels over red brick openings

You can usually see a lintel problem from the pavement. The brick above a window starts to dip, a crack climbs up from the corner, or a brown stain appears on the face of the wall.

Our lintel replacement work sorts the cause. We prop the wall, take out the failed lintel or arch and fit a new steel, Catnic or concrete one, then rebuild the brick above.

If the house also needs its joints done, see our page on repointing in Nottingham. Cracked bricks near the opening can be replaced under our brickwork repairs.

What fails on terraces and interwar estates

Victorian red brick terraces tend to have arches or simple brick heads over the openings, with timber behind on the inner side. As the timber rots or the arch settles, the bricks over the window drop. You might also see the window frame itself distort as it starts to take the weight.

Interwar estate houses often have steel or concrete lintels. Corroded steel swells and lifts the brick course above it, while concrete can crack as its reinforcement rusts. Either way, the brickwork above shows it first.

Spotting a failing lintel

  • Brick dipping over a window
  • Corner crack climbing towards the eaves
  • Brown streaks on red brick
  • Brick course lifted above a frame
  • Timber visible and soft at the head
  • Window frame bowing at the top

The red brick above is rebuilt and pointed, and props come out once it has set.

Nottingham lintel FAQs

How much does lintel replacement cost in Nottingham?

Each band is priced by length and covers both the inside and outside lintel: from £1,850 for 1 to 1.5 metres, up to £3,450 for over 3.5 up to 4 metres. If only one side needs doing, it is half the band. Upstairs access and extra rebuilding add to the cost.

The crack is above an upstairs window. Is that harder?

Upstairs openings usually need scaffold so we can work safely and prop the wall properly. The method is the same as downstairs, and access is included in the quote.

Can rust staining be cleaned off?

Rust marks can be reduced, but if they are coming from a corroding lintel they will come back. Replacing the steel is the only lasting fix.

Will you match my red brick?

We reuse every brick that comes out undamaged. Where we need extra, we find reclaimed or new bricks as close to yours as we can.

Can you do the job in winter?

Lintel work can go ahead in most weather, though we avoid laying mortar in frost. We plan around the forecast and protect the new brickwork while it sets.
