Brick and stone window heads

Chesterfield has brick terraces in town and stone cottages towards the Peak District. Brick houses tend to have arches or timber heads, while stone cottages usually have a single stone lintel over each opening. Each fails in its own way.

Our lintel replacement service props the wall, removes the failed head and fits a new lintel suited to the wall. On stone cottages, we often keep the visible stone and add a hidden lintel behind it. Read our lintel guide for the details.

Older stone and brick walls are usually best pointed in lime, so see our lime pointing service for the walls around the opening.

Terraces and stone cottages

On the brick terraces, cracks often come from timber lintels behind the face rotting, or from brick arches slipping when their mortar washes out. These are fixed by fitting a modern lintel and relaying the brick to match.

Stone cottages on the edge of the Peak District have solid stone heads. Stone is strong in compression but can crack across the middle if it is too long for its load or if the wall moves. A cracked stone head can sometimes be kept with support behind it, and where it has split through we can replace the load bearing part while keeping the look.

Signs over brick and stone openings

  • Crack through the middle of a stone head
  • Stone lintel dropped at one end
  • Brick arch slipping over a window
  • Rotten timber behind a brick face
  • Window stiff to open in its frame
  • Cracks in the plaster above a door

How we deal with a failed head

  1. Look at the head

From photos we judge if it is stone, brick or timber, and how bad it is.

  2. Prop the wall

Props and needles hold the masonry above the opening.

  3. Repair or replace

A hidden lintel is fitted, or the failed head is replaced.

  4. Make good

Stone or brick is relaid and pointed in a suitable mortar.

Chesterfield lintel questions

Can a cracked stone lintel be kept?

Often, yes. If it has not dropped, a hidden steel or concrete lintel can take the load and the stone stays in place as the visible face.

How much does lintel work cost?

Lintel prices are banded by length, from £1,850 for 1 to 1.5 metres to £3,450 for over 3.5 up to 4 metres. If only the inside or the outside lintel is needed, it is half, starting at £925. Stone work, scaffold or extra repairs to the walling can lift the price.

Should stone cottages be pointed in lime?

Usually, yes. Stone cottages were built with lime mortar, and lime lets the wall breathe. We use lime when relaying stone around the opening.

What if my stone head has split in two?

A split stone no longer carries the load. A new lintel is fitted behind, and the stone can sometimes be reset on the face for appearance.

Can you replace the lintel above an upstairs window?

Yes. Upstairs openings usually need a scaffold or tower, which is included in the quote.
