Lintel problems on older brick terraces

When the head over a window gives way, you rarely see the lintel itself. What you notice is a crack, a row of bricks that has sunk, or a frame that will not shut properly. Those are symptoms, and patching them does not stop the movement.

With lintel replacement we take away the cause. The wall above is held on props, the failed lintel is cut out and a new one, often a Catnic steel lintel in cavity walls, is set level with good bearing at each end.

Rebuilt brickwork is pointed to blend with the house. If the joints across the rest of the front are also worn, ask about repointing in Rotherham. For background reading, our lintel repair and replacement guide explains each stage.

Lintels on steel and coal era terraces

Rotherham's brick terraces from the steel and coal era were built to carry their window loads on brick arches, stone heads or early iron and timber supports hidden behind the face. Timber left in an older wall can rot unseen, and the first sign is often bricks dropping over a downstairs window.

Later replacement windows fitted to these terraces sometimes had the original arch altered or a thin steel angle slipped in. Those quick fixes can rust or bend over time. We open up enough brickwork to see what is there and fit a lintel that suits the wall depth.

Warning signs over windows and doors

  • Crack stepping up through the mortar from a frame
  • Soldier course dipping in the middle
  • Rust marks on the brick above a window
  • Sash or casement sticking in its frame
  • Mortar joints opening over the head
  • Rotten timber showing behind the brickwork

What happens on the day

  1. Assess from photos

We look at your pictures and tell you if the head needs replacing or just repairing.

  2. Shore up the wall

Acrow props and strong boys are set so the bricks above stay put.

  3. Bed the new lintel

The old one comes out and the replacement goes in level, with a tray and weeps if needed.

  4. Rebuild the face

Bricks go back in the right bond, the joints are pointed and the props are taken away.

Common Rotherham lintel questions

What price should I expect for a new lintel?

It is set by the lintel length. Openings of 1 to 1.5 metres are £1,850 and the bands step up to £3,450 for over 3.5 up to 4 metres. The figure goes higher where scaffold is needed for an upstairs window, the brickwork above is in poor condition or the opening is longer than 4 metres. Each band includes both the inner and outer lintel. Where only one of them has failed, the price halves, so the bands run from £925 to £1,725.

Why is there rust staining over my window?

Orange staining on the brick or mortar above an opening usually means a steel lintel is corroding. Rusting steel expands and can crack the brick course. A photo of the stain and any cracks will help us judge how far it has gone.

Could the lintel above my upstairs window be failing too?

Yes, and upstairs heads are easy to miss. Look for cracks at the top corners or a gap above the frame. Upstairs work usually needs scaffold, which we include in the quote.

Does the window frame carry any of the load?

It should not, but when a lintel fails the frame often ends up taking weight. That is why windows start sticking. Once the new lintel is in, the frame is freed from that pressure.

Is a timber lintel always a problem?

Not always. Sound timber that has stayed dry can last a long time. If it is soft, cracked or the bricks above have dropped, it should be replaced with steel or concrete.
