Heads that crack, sag or rust

Over a window or door, the wall needs a solid beam to spread its weight to either side. Stone heads can snap, concrete can split and steel can rust through. In each case the brick or stone above loses its support and begins to open up at the joints.

Our lintel repair and replacement work starts by finding out which of those has happened. Then the wall is held on props while the failed head is removed and a new lintel is set in, with a cavity tray on cavity walls.

Joints across the rebuilt area are finished in a matching mortar, and any spalled bricks nearby can be renewed through brick replacement. The house may also be due a repoint, which our page on repointing in Sheffield covers, and the pointing guide explains it.

Villas, terraces and sloping streets

Victorian villas in Sheffield often have wide bay windows with heavy heads and decorative brick or stone above them. A bay head carries a lot of weight across several openings, so when it moves the cracks show at the bay corners and the roof of the bay can drop slightly. These need careful propping on each face.

Terraces stepping down steep streets put uneven loads through their walls, and openings near the step in a terrace are prone to cracking. Before replacing anything we check whether the crack is from the lintel itself or from wider movement in the wall, and tell you which it is.

Has the head over your window failed

  • Crack running up from the corner of a bay
  • Stone head split across its width
  • Bay roof sitting lower at one end
  • Rust marks seeping from the window head
  • Frame no longer square in its opening
  • Brick or stone above the head bowing out

  2. Prop each face

On bays and wide openings, props are set on every side before work starts.

  3. Install the new head

The old lintel is removed and the new one bedded level with proper bearings.

  4. Rebuild and blend

The brick or stone above is rebuilt, pointed to match and the props released.

Sheffield lintel FAQs

How is a lintel priced in Sheffield?

We price by the lintel length. A 1 to 1.5 metre lintel is £1,850 and the top standard band of over 3.5 up to 4 metres is £3,450. Bays, upstairs work needing scaffold, steep ground for the props or extra masonry to rebuild can lift the cost, and anything longer is priced from photos. Those figures are for the inside and outside lintel both being renewed, while a single side costs half, between £925 and £1,725 depending on length.

Can you fix a cracked stone window head?

Often yes. A cracked stone head may be supported by a new lintel fitted behind it, keeping the stone face. Where the stone has broken badly, a photo lets us set out the choices for you.

My bay window has cracks at the corners. Is that a lintel?

It often is. Bay heads span several openings and can sag or rust. We check the head, the corner posts and the brickwork before saying what needs replacing.

Does a steep street make the job harder?

It can affect how props and scaffold are set up. We allow for it in the price after seeing photos of the front.

How long do the props have to stay in?

They stay until the mortar under and around the new lintel has set firm enough to take the load. We tell you when we quote how long that is likely to be, and building control may want to see the work, so check with them first.
