The right mortar for Sheffield walls

Sheffield has brick and stone terraces climbing steep streets, along with plenty of Victorian villas. Most of these were built with soft lime mortar. That matters when the time comes to repoint, because a hard modern mix can do the old wall more harm than good.

For Victorian and older houses we usually recommend lime mortar repointing, which flexes with the wall and lets damp escape. Later brick houses can have a standard brick repoint in a mix weaker than the brick.

Crumbling garden walls and retaining walls on sloping plots can be rebuilt as part of our bricklaying service. Cracks over windows are a different job, explained on our page for lintel repair in Sheffield.

Pointing on sloping streets and period villas

On steep streets the lower end of a terrace takes the run-off from the pavement and the ground above. The bottom courses stay wet and their joints break down first, often with salts showing on the face. We check those courses and the damp-proof level carefully before quoting.

Victorian villas tend to have decorative detail, such as bays, string courses and tall stacks, all of which collect water at ledges. Hard cement pointing on these houses often causes the brick or stone to flake beside the joint. Removing it gently and repointing in lime gives the masonry a chance to dry.

Signs a Sheffield wall needs pointing

  • White salt marks on the lower courses
  • Stone or brick flaking beside hard cement joints
  • Soft joints around bay window ledges
  • Loose bricks near the top of a stack
  • Damp at skirting level on the downhill side
  • Joints open on the most exposed face

Repointing from start to finish

  1. Photograph the wall

A general shot and a close-up of the joints is plenty for a first look.

  2. Choose lime or cement

We match the mix to the age and type of wall and confirm the price in writing.

  3. Remove the old pointing

Cement is cut out carefully so the brick and stone edges are not chipped.

  4. Point and protect

Lime is laid in thin lifts and covered while it cures so it does not dry too fast.

Repointing questions from Sheffield

How much will my Sheffield repoint cost?

Expect from £1,850 for a standard terraced front or rear and from £2,450 for a semi-detached front or rear. Villas, extra storeys, bays, chimney stacks, lime work on very worn walls and scaffold on a slope can all take it higher. Detached houses are priced from photos. Lime on a Victorian wall costs a quarter more, from £2,312.50 for a terraced front or rear and from £3,062.50 for a semi elevation.

Why do you recommend lime on a Victorian house?

Victorian walls were built to breathe through soft lime joints. Lime lets moisture out through the joint rather than the brick or stone. Cement is harder than many old bricks, so the brick takes the damage instead.

Is lime pointing more work than cement?

It takes longer because lime goes on in thinner layers and has to be kept from drying too quickly or freezing. It is worth it on the right wall, and we tell you if your house does not need it.

Can you repoint a chimney stack on a tall villa?

Yes. Tall stacks need safe scaffold, which is part of the quote. Stacks often need the top courses rebedded as well as the joints repointed.

My downhill wall is damp at the bottom. Will repointing help?

If the joints are washed out, repointing helps. Ground levels and drainage against the wall also matter, so we look at those and tell you if something else needs sorting first.
