Pointing for coalfield terraces and interwar estates

Barnsley housing is a mix of brick and stone terraces put up when the pits were working, with interwar estates added later. The walls differ, but the joints wear out the same way. Mortar softens, weathers back and eventually lets water sit inside the wall.

For brick houses our repointing service clears out the weak mortar and packs fresh mortar back in to a neat finish. Stone terraces and older brick are usually better served by lime mortar pointing, which stays softer than the wall around it.

If you have also spotted a crack running up from a window, see our page on lintel repair in Barnsley. For a plain explanation of how pointing is done, read the pointing guide first.

Brick, stone and interwar walls in Barnsley

Stone terraces from the coalfield years were often pointed in lime and later patched with cement. Hard cement ribbons on stone hold rain at the joint edge, so the face of the stone wears away around them. On these walls we take the cement out with care and repoint in a softer mix.

Interwar semis and short terraces tend to be brick with cement mortar that has simply reached the end of its life. Here the work is usually a straightforward repoint, sometimes only on the most weathered elevation. Where cracks run through the bricks themselves we point them out to you, as that can mean movement rather than tired mortar.

Clues the pointing has had its day

  • Joints crumbling to sand when pressed
  • Mortar weathered back behind the brick or stone
  • Hard cement patches cracking away from the wall
  • Damp showing on an inside face
  • Weeds rooting in the joints
  • Stone or brick faces wearing around old repairs

How your Barnsley repoint runs

  1. Share some pictures

One photo of the whole elevation and one up close lets us see the joint depth and the material.

  2. Agree the mortar

We tell you whether the wall wants a lime or cement mix and confirm the price in writing.

  3. Cut out and refill

Joints are cleared back to firm mortar, wetted, then filled in stages so each layer bonds.

  4. Shape the joints

Once the mortar has stiffened we tool it to the existing profile and brush the face clean.

Your Barnsley pointing questions answered

My stone terrace has cement pointing. Should it come out?

If the cement is cracking away or the stone around it is wearing, yes. Taking it out slowly and repointing in lime lets the stone dry out between showers. If the cement is still tight and the stone is sound, it can sometimes be left.

Does the house next door need doing at the same time?

Not necessarily. We can stop neatly at the line between the two properties. Some neighbours choose to share the scaffold and have both fronts done together, which can make sense on a terrace.

Can you match the colour of my existing mortar?

We mix a small test with different sands and let it dry before the main job, because wet mortar always looks darker. A photo in daylight helps us start from the right sand.

Is there a best time of year to repoint?

Spring through to early autumn is easiest because frost is the main risk to fresh mortar. Work can go ahead in cooler months with covers, but lime in particular needs protecting until it has hardened.

What does it cost to repoint a Barnsley terrace?

A standard terraced front or rear starts from £1,850 and a semi-detached front or rear from £2,450 for repointing. Taller walls, scaffold over a lean-to, a chimney stack or stone that needs cement picking out by hand all push the price up, so we confirm it from your photos. Doing front and rear together on a terrace is from £3,700, or £4,900 on a semi. Lime pointing for stone costs a quarter more, so a terraced front or rear in lime starts from £2,312.50.
