Pointing that suits sandstone
Batley's sandstone terraces were laid in lime, and many have since been repointed in hard grey cement. That cement looks tidy for a while, but it stops the joints from letting moisture out. The water then leaves through the stone, which flakes and wears back around each joint.
Our lime repointing service reverses that. We cut out the cement without damaging the stone edges and repoint in a lime mortar that is softer than the stone. Brick walls and later extensions can have a standard brick repoint.
Where pieces of stone or brick have broken away, our masonry repairs replace them. For cracks above windows, see lintel repair in Batley.

Sandstone and mill-era walls in Batley
Sandstone has natural layers, and when cement pointing traps water those layers can delaminate in frost. You see it as stone faces peeling away in sheets beside proud cement joints. The fix is to remove the cement and repoint in lime so the joint, not the stone, does the wearing.
Mill-era buildings and their cottages often have rubble or coursed stone with wide, uneven joints. These need mortar packed deep and finished flush or slightly recessed, rather than a neat struck line. We match the joint style to what was there originally.
Stone walls that need repointing
- Stone faces peeling beside raised cement joints
- Wide joints washed out to a deep gap
- Sand trickling out when the wall is touched
- Damp coming through a thick solid wall
- Ferns or grass growing between stones
- Cement pointing cracked along its edges

Batley repointing questions
What is the cost of repointing a terrace in Batley?
A standard terraced front or rear is from £1,850 and a semi-detached front or rear is from £2,450 for repointing. Stone walls that need hard cement chased out, extra height, chimney stacks and scaffold over awkward ground can raise it, so we confirm the cost from photos. In lime, which most sandstone here needs, a terraced front or rear starts from £2,312.50 and both sides together from £4,625.
Why not just repoint over the old cement?
New mortar laid on top of old cement does not bond well and soon drops out. The cement needs removing so the new pointing grips sound material.
Is lime weaker than cement?
It is softer, which is the point. On sandstone, a softer joint takes the weathering and can be renewed in years to come, while the stone stays intact.
Can you repoint the gable end of my end terrace?
Yes. Gable ends catch a lot of driving rain and are often the worst wall on the house. Scaffold is normally needed and is part of the price.
What time of year suits lime pointing?
Lime does best in mild, damp weather, out of hard frost and strong sun. In colder months it needs covers and more care, which we plan for.
