When a stone head gives way

Many Batley houses have a single block of sandstone spanning each window, with a matching sill below. Sandstone is strong in compression but weak when bent. If the wall settles or water gets into a bedding plane, the head can crack right through.

Our lintel repair service can either support the old stone with a new lintel behind it or replace the head where it is beyond saving. Before any stone comes out, props hold the wall above in place.

Walling around the opening is rebuilt and pointed in a mix that suits the stone, which is often lime, as described on our lime pointing page. For the full repointing picture, see repointing in Batley, and our lintel guide has the rest.

Sandstone terraces and woollen-trade buildings

Sandstone terraces from Batley's woollen trade were built in thick solid walls, with stone heads carrying the outer face and timber often carrying the inner leaf. When that inner timber rots, the inside of the wall drops while the stone face stays put, and cracks appear around the reveal inside the room.

Former mill buildings and their offshoots have larger openings with long stone or iron heads. Iron hidden in the wall rusts and expands, splitting the stone around it. Work on openings this size is priced from photos and a visit, as each one differs.

Signs of trouble above an opening

  • Stone head cracked through the middle
  • Crack opening on the inside window reveal
  • Stone face lifting or splitting near hidden iron
  • Mortar falling out above the head
  • Window frame forced out of square
  • Walling above the head bulging forwards

How we deal with a stone head

  1. Send a photo or two

Inside and outside shots of the opening help us see both faces of the wall.

  2. Hold the wall

Props and needles take the load off the head before anything is disturbed.

  3. Support or replace

A new lintel goes in behind the stone or the failed head is replaced.

  4. Rebuild in kind

Stone is relaid and pointed in a mortar that suits the wall, then props come out.

Lintel questions in Batley

What will a new lintel cost on my Batley house?

Lintels are priced by length, from £1,850 for 1 to 1.5 metres up to £3,450 for over 3.5 up to 4 metres. Replacing a stone head rather than supporting it, scaffold for upstairs or wider mill-type openings will add to it. Both leaves of the wall are included in each band. Replacing just the outer or just the inner lintel is half price, £925 for the shortest band and £1,725 for the longest.

Can you keep my original stone head?

If it is cracked but still in one piece, it can often stay as the face with a new lintel behind taking the weight. That keeps the look of the terrace.

There is a crack inside around my window but not outside. Why?

In solid stone walls a timber lintel often carries the inner part. If that rots, the crack shows inside first. A photo of both sides tells us a lot.

Will the new stone match the old?

We look for sandstone close in colour and texture. New stone looks cleaner at first and weathers in over time.

Will my neighbour's wall be affected?

Not normally, as the work is confined to your own opening. On a terrace we take care with any shared stonework near the party wall.
