Cracks above windows in stone houses

On a stone house, a crack above a window often runs through the joints in a zigzag towards the eaves. That pattern means the head below it has stopped carrying its share of the wall. The opening below is usually where the fix needs to start.

We handle this through our lintel repair work. The wall is propped, the stone above the head is lifted out in order, and a new lintel is fitted either in place of the old head or behind it so the original stone face can stay.

After the lintel is in, the walling is rebuilt and pointed in a mortar that suits the stone, often lime as covered by our lime and mortar pointing service. Our replacement guide sets out each stage, and broken stones are replaced through masonry repairs.

Heads on mill-era stone buildings

Dewsbury's sandstone terraces mostly have one-piece stone heads outside. Stone does not rust or rot, but it can crack if the wall settles or if water freezes in a natural bed. A crack through the middle of a head does not always mean replacement, as a lintel fitted behind can take the weight.

Mill-era buildings and the houses around them sometimes have long openings spanned by several stones or by iron. Joints between the stones can open and the middle piece can slip. These larger spans are priced from photos and a visit.

What to look for

  • Zigzag crack rising from a stone head
  • Middle stone of a long head slipped down
  • Head cracked straight through
  • Inside plaster cracking over the window
  • Frame pinched at the top
  • Open joints at each end of the head

Our lintel process

  1. Photos from both sides

Pictures from outside and in tell us how the wall is built.

  2. Support the stone

Props and needles hold the walling so nothing shifts during the work.

  3. Fit the lintel

A new lintel replaces the old head or goes in behind it to share the load.

  4. Relay and point

Stone is rebuilt in place and pointed to suit before the props are removed.

Dewsbury lintel questions

How much is lintel repair in Dewsbury?

A lintel of 1 to 1.5 metres is £1,850 and the price rises through the length bands to £3,450 for over 3.5 up to 4 metres. Long mill-type openings, replacing a stone head instead of keeping it, scaffold for upper windows and extra walling to rebuild all push the price up. Those prices cover the inner and outer lintels. If the inner timber is the only part that has failed, that one side is half, from £925 to £1,725.

Do you reuse the original stones?

Wherever they are sound, yes. We number or stack them in order as they come out so they go back in the same place.

Can a cracked stone head be glued or pinned?

Small cracks in a head that is otherwise carrying well can sometimes be stabilised. If the stone has dropped or the crack is widening, a new lintel is the safer fix. Send a photo and we will say which.

Is it safe to use the room while the props are in?

Usually yes, as most props sit outside or tight to the wall. We tell you if anything needs to stay clear.

Do I need to tell building control?

Lintel replacement can need building regulations approval, so check with your local building control before the work goes ahead.
