Openings that have started to move

A sound lintel goes unnoticed for years. Trouble starts when it cracks, rots or rusts and the stonework above has nothing firm to sit on. A gap opens at the head of the frame, the joints part, and in time the walling above can slump.

With our lintel replacement service the wall is held up while the old head comes out and a new one goes in. Depending on the wall, that may be steel, concrete or a new lintel concealed behind the original stone face.

Stone or brick around the opening that has cracked is replaced through our repairs service. You may also want to read about repointing in Bradford if the joints across the house are worn.

Back-to-backs and wool-trade terraces

Back-to-back houses have only one outside wall, so the front openings carry the door and the windows for the whole house on a short stretch of stone. Several heads close together share the load, and when one fails the cracks can link from opening to opening. We look along the whole front before deciding what to replace.

Sandstone terraces from the wool trade typically have a stone head outside and timber behind. Damp inside the wall, often from failed pointing or a leaking gutter, rots that timber first. The fix needs both the lintel and the source of the water dealing with.

Opening problems to watch for

  • Cracks linking one window head to the next
  • Gap at the top of a door frame
  • Split across a stone door head
  • Plaster cracking above an inside reveal
  • Rust staining near an old steel head
  • Door binding at the top corner

The work in order

  1. Start with photos

Shots from outside and in show how far the movement has spread.

  2. Needle and prop

The wall above is supported so it cannot move while the head is out.

  3. New lintel in

The failed head is removed and a new lintel bedded on firm bearings.

  4. Close it up

Stone or brick is rebuilt, pointed to blend in and the props are taken down.

Bradford lintel questions

How much for a replacement lintel in Bradford?

Prices follow lintel length, with 1 to 1.5 metres at £1,850 and over 3.5 up to 4 metres at £3,450 at the top of the standard bands. Linked cracks across several heads, an upstairs opening needing scaffold, or a split stone head that needs renewing will raise the price. A band price is for the lintel on the inside and the outside. One side alone is charged at half, which runs from £925 to £1,725.

Can you work on a back-to-back with no rear access?

Yes. All the work is done from the front and from inside where needed. We plan the props and materials around the single entrance.

Is it the door lintel or the frame that has failed?

If the gap is at the head and the stonework above has dropped, it is usually the lintel. If the frame alone has moved, it may just need refixing. A photo helps us tell.

Will you fix the damp that rotted the old lintel?

We point out where the water is coming from, such as failed joints or gutters. Repointing is something we do, and we can price it alongside the lintel.

Do several cracked heads mean the whole wall is moving?

Not always. Neighbouring heads often fail around the same time because they are the same age. We check for wider movement and tell you honestly what we find.
