Brick heads and arches that have dropped

Many red brick houses in Leeds carry their window loads on a course of bricks set on end, or a shallow arch. Behind that, there may be timber, an iron bar or nothing at all. When the hidden support gives up, the bricks on the face start to slide down.

A lintel replacement fixes the support rather than the symptom. We prop the wall, take down the dropped course, fit a new steel or concrete lintel and then rebuild the brick head on top of it.

Damaged bricks around the opening can be renewed with brickwork repairs. If you are thinking of having the rest of the house done too, see repointing in Leeds, and the lintel guide explains our method.

Back-to-backs, terraces and stone villas

In red brick back-to-backs and terraces, a dropped soldier course over a window is one of the most common faults. The bricks look fine individually but the row sags in the middle. Rebuilding it on a new lintel brings it back to a straight line.

Stone villas in Leeds have heavier stone heads, and their problems are cracks through the stone or rotten timber behind. We decide whether to keep the stone face with a lintel behind it or replace the head, depending on its condition.

Signs over a Leeds window or door

  • Soldier course sagging in the middle
  • Brick arch with a dropped keystone brick
  • Crack climbing from a corner of the frame
  • Rust weeping from behind the brick head
  • Stone villa head cracked across
  • Window hard to open or close

How we rebuild the head

  1. Send the crack

A clear photo of the opening and head is enough to start.

  2. Prop it up

Props and strong boys take the weight off the dropped bricks.

  3. New lintel and head

The old support is taken out, a new lintel bedded and the brick head rebuilt on it.

  4. Point and release

Joints are pointed to match and the props come out when the mortar is firm.

Leeds lintel questions

How much is a lintel replacement in Leeds?

The cost depends on lintel length. A 1 to 1.5 metre lintel is £1,850 and the standard bands go up to £3,450 for over 3.5 up to 4 metres. Upstairs openings needing scaffold, a bay, a stone villa head or a lot of brickwork to rebuild can push it higher. A band covers the lintels on both the inside and outside of the wall. When only one side is needed, it costs half, from £925 up to £1,725.

Can you reuse my original bricks?

Where they come out whole, yes. That gives the best match. Any broken ones are replaced with the closest reclaimed or new brick we can find.

Is a sagging brick arch dangerous?

It is a sign that support has failed, and it can get worse. Most are not about to fall, but it is worth getting looked at. Send us a photo.

I am buying a back-to-back with a cracked window head. What should I do?

Ask for a quote before you complete so you know the cost. We can price it from photos the agent or seller sends.

Does the window have to come out?

Not usually. The lintel is replaced around the frame, which is protected while we work.
