Stone heads that have cracked

On a stone house the lintel is often a single dressed block spanning the window. Stone is strong in compression but weak when it bends, so if the wall above settles or the block has a flaw, it can snap across the middle.

Our lintel work covers both stone and modern lintels. Sometimes a cracked stone head can stay in place with a steel lintel fitted behind it to take the load, which keeps the look of the front intact. Where it has broken through or dropped, it needs replacing.

Pointing around the opening usually needs renewing once the head is sorted, and for stone walls we use lime. You can read about that on our page for repointing in Harrogate, or see how the job works in our lintel guide.

Villas and terraces in stone

Harrogate's Victorian stone villas tend to have large window openings, often with tall sashes and sometimes bays, so the heads span a long way. A wide stone head under a heavy wall is more likely to crack than a short one, and a crack that opens at the bottom edge in the middle is the classic sign.

Stone terraces carry less weight per window but share walls with their neighbours, so movement in one house can show in the next. Some of these houses also have iron or timber hidden behind the stone face, and when that corrodes or rots the stone above starts to move. We find out what is behind the face before deciding on a fix.

Telltale signs on a stone wall

  • Crack straight down through the middle of a stone head
  • Head sitting lower at one end than the other
  • Open joints in the stone directly above
  • Rust stain coming through the stonework
  • Sash window jamming in its box
  • Gap appearing between the head and the frame

What the work involves

  1. Photos of the head

Send pictures of the crack and the whole window so we can judge the problem.

  2. Support the stone

Props and needles take the weight of the wall above the opening.

  3. Repair or replace

A cracked head is backed with steel or replaced, with a tray where the wall needs it.

  4. Point in lime

The stone is reset, joints pointed in lime and the props come away once set.

Harrogate lintel questions

Can a cracked stone lintel be kept?

Often, yes. If the crack is clean and the head has not dropped, we can support it from behind with a steel lintel and repoint the crack, so the stone stays on show. If it has slipped or broken into pieces, a replacement is the safer answer.

How much does it cost to replace a lintel in Harrogate?

Lintels are priced by length: 1 to 1.5 metres is £1,850 and over 2.5 up to 3 metres is £2,750. The bands run up to £3,450 for over 3.5 up to 4 metres. Stone work, bays, scaffold for upper floors and extra rebuilding all add to it, so we confirm from photos. Every band covers the inner and outer lintel. Should only the outer stone head need support, one side is half price, for example £925 or £1,375 for those two bands.

Will a new stone head match the rest of the house?

We look for stone of a similar colour and texture, and new stone weathers in over time. A steel lintel behind the existing face is often the best way to keep the original look.

My neighbour's window has the same crack. Can we share the work?

If both houses need it, doing them at the same time can save setting up twice. We would quote each owner separately for their own window.

Is approval needed?

Replacing a structural lintel can need building regulations approval, so check with your local building control before the work starts.
