Lintel trouble on Halifax stone houses

Stone houses on Halifax's valley sides were built heavy, with thick walls and solid heads over each opening. That weight is a strength until a head cracks or its inner timber rots. Then the load finds the weakest path down, and the joints above the opening split apart.

Our lintel repair and replacement work restores that support. We prop the walling, remove the failed head or its rotten backing, and fit a new lintel sized for the wall.

Walling is relaid and pointed in a mortar that suits the stone, and broken stones are swapped through repairs to brick and stone. If the joints around the house need doing as well, see our page on repointing in Halifax.

Valley-side terraces and back-to-backs

Houses cut into a slope often have a lower floor at the front that is part buried at the back. The openings on that lower floor sit in walls that hold back ground and stay damp, which is hard on timber lintels and any steel inside. We check these lower openings closely.

Back-to-backs on steep streets have every door and window on one wall. A cracked head there affects both rooms behind it, and access for props on a sloping pavement needs planning. We allow for the slope when we price.

Early warnings around an opening

  • Joints splitting open above a stone head
  • Lower floor window head damp and cracking
  • Inner timber soft when pressed
  • Door sticking at the top on a sloping street
  • Daylight showing around a frame head
  • Stone sill cracked in line with the head

Four steps to a sound head

  1. Photos of the opening

Show us the crack outside and any marks inside the room.

  2. Level the props

On a slope, props are set on firm, level footings before work begins.

  3. Renew the head

The failed lintel or rotten timber comes out and a new lintel goes in.

  4. Rebuild the walling

Stone is laid back, pointed to match and the props come down once it has set.

Halifax lintel questions

How much is a new lintel on a Halifax stone house?

We charge by the length of the lintel, starting at £1,850 for 1 to 1.5 metres and going up to £3,450 for over 3.5 up to 4 metres. A steep pavement for the props, an upstairs head on scaffold or extra stone to rebuild can add to it. Every band includes inside and outside. Should only one side need a new lintel, you pay half, from £925 at the short end to £1,725 at the long end.

My lower ground floor window is cracking. Why there?

Walls that hold back earth stay wet, and timber or steel in them decays faster. It is common for these heads to fail before the ones upstairs.

Can you work on a pavement that slopes steeply?

Yes. Props and scaffold are set on levelled bases. We plan this from your photos so we arrive with the right kit.

Will the room be dusty?

Most dust is outside, but where the inner lintel is replaced we sheet off the window area. Some plaster around the head will need making good afterwards.

Should I fix the lintel before repointing?

Yes. Repointing over a moving opening will crack again. It makes sense to do the lintel first and then repoint the wall.
