Openings that have moved

When the head over a window or door fails, the wall above it settles into the gap. The crack you see is the wall telling you where the load has gone.

We prop the wall, lift out the head that has given way and fit a new one as part of our lintel repair and replacement work. On stone walls, the joints are pointed back in lime through our lime pointing service.

If the wall needs repointing more widely, see our page for repointing in Barnsley. The lintel guide covers the whole job.

Coalfield terraces and interwar estates

Barnsley's brick and stone terraces from the coalfield era usually have stone heads or brick arches with timber behind. Stone heads can crack across the middle, and timber can rot where damp gets in. We find out what is behind the face before we decide what to do.

Interwar estate houses often have concrete lintels or early steel. Concrete with rusting bars splits along the underside, and early steel can rust through at the ends. Both are common reasons for replacement on houses of this age.

Signs of trouble above an opening

  • Stone head cracked across the middle
  • Concrete lintel splitting underneath
  • Stepped crack from the corner of a frame
  • Brick arch dropped in the centre
  • Window binding or out of square
  • Rust stains on the wall

How the job is done

  1. Send photos

Pictures of the crack, the opening and the inside wall help us see what is failing.

  2. Prop the wall

Props and strong boys take the weight of the masonry above before anything is removed.

  3. Replace the head

The failed lintel or stone head comes out and a new one is bedded on sound bearings.

  4. Rebuild and point

Brick or stone is relaid and pointed, and the props are removed once it has set.

Barnsley lintel questions

How much does lintel replacement cost in Barnsley?

A lintel of 1 to 1.5 metres is £1,850 and over 2.5 up to 3 metres is £2,750. The longest standard band is £3,450. Stone walls, scaffold for upper floors and extra rebuilding push the price higher, and we confirm from photos. The bands cover both inner and outer lintels. For one side only, halve the band, giving £925 for the shortest and £1,375 for over 2.5 up to 3 metres.

Can a cracked stone head be kept?

Sometimes, with a steel lintel hidden behind it to take the load. If it has slipped or broken badly, it needs replacing.

Is my crack a lintel or mining movement?

Cracks from the corners of openings usually point to the lintel. Cracks running through the whole wall may be something else, and we will tell you what we think.

Can you do the lintel over my front door?

Yes. Door heads fail in the same way as window heads, and the door frame can normally stay in. The doorway may be out of use for part of a day while the props are in place.

Do I need approval?

Replacing a lintel that holds up the wall can need building regulations approval. Ask your local building control at the start, and we will carry out the work to whatever they require.
