Lintels that have stopped carrying the wall

The brickwork over a window or door sits on a lintel. If that lintel bends, cracks or rusts through, the bricks above have nothing solid to sit on, so they drop and crack.

Our lintel replacement service props the wall, removes the failed lintel and fits a new one, then rebuilds the brickwork above. Joints elsewhere on the house can be renewed while we are there, and our page on repointing in Mansfield covers that.

If you would like to understand how it is done first, the lintel replacement guide explains it, and our pointing guide covers the joints.

Coalfield terraces and interwar estates

Mansfield's brick terraces from the coalfield era tend to have brick arches or simple heads over the openings, built with lime mortar. Settlement over the years can leave those arches out of shape, and replacement windows fitted later sometimes have no proper support above them at all.

Houses on the interwar estates were often built with early concrete or steel lintels. Concrete from that time can crack where the steel inside has rusted, and the face of the lintel may flake away. Either way, the fix is a new lintel and properly rebuilt brickwork above it.

How to spot a lintel problem

  • Arch over a window out of shape
  • Concrete head cracked or flaking
  • Brick crack running up from a door
  • Rust stains bleeding over a frame
  • Window reveal plaster cracking inside
  • Frames out of square or sticking

How we replace a lintel

  1. Your photos

Send a wide shot and a close-up of the crack so we can see what is going on.

  2. Temporary support

Props and strong boys take the weight of the brickwork above the opening.

  3. New lintel fitted

We remove the old head and bed a new lintel with proper bearing each side.

  4. Rebuild and point

The brick above goes back in matching bond and mortar, then the props come out.

Mansfield lintel questions

What is the cost of lintel replacement in Mansfield?

It is based on length. The shortest band of 1 to 1.5 metres is from £1,850, a lintel up to 2.5 metres is from £2,450, and the longest standard band is from £3,450. Height, scaffold and extra brickwork all add to that. These figures are for the inside and outside lintel together, with one side alone at half.

My replacement windows have a crack above them. Why?

When old windows are swapped, the head above is sometimes left with poor support, or the old frame was carrying some load. Over time the brick drops onto the new frame. A proper lintel stops this.

Can a concrete lintel be repaired?

Small patches of spalled concrete can sometimes be repaired if the steel inside is still sound. If the lintel has cracked through or the steel is badly rusted, replacement is the safer choice.

Do you check the inner lintel as well?

Yes. We look at both sides of the opening, because a crack inside can mean the inner lintel needs attention.

How much brickwork has to come out?

Usually just the courses directly over the opening and a little either side. If the brick above has already cracked further up, more may need to be taken down and relaid.
