Cracks above openings, sorted at the source

Filling a crack above a window only hides it for a while. If the lintel underneath has rusted or broken, the crack comes back, usually wider than before.

Our lintel repair work starts by finding what has failed. Then we support the brickwork, remove the old head and set a new lintel in its place, with cavity trays and weep vents fitted in cavity walls.

For the joints elsewhere on the house, see repointing in Derby. Cracked bricks around the opening can be replaced through our brickwork repairs service at the same time.

Older heads and newer lintels in Derby

Victorian terraces and the older buildings around the city centre often have stone heads or brick arches over the windows, sometimes backed by timber. Stone heads can crack straight through, and once a crack opens the two halves start to drop. Sometimes the stone can be kept and supported with a new lintel behind, which keeps the look of the front.

Interwar semis more often have early steel or concrete lintels. Steel of that age rusts, swells and lifts the brick course above, while concrete can split where its reinforcement corrodes. We check for both before giving you a price.

Signs of a failing window head

  • Stone head cracked across the middle
  • Brown rust marks over a window
  • Bricks lifted or pushed out above a frame
  • Crack running up from a door corner
  • Sill and head no longer parallel
  • Window sash or casement binding

Lintel work from start to finish

  1. We see the problem

Your photos tell us whether the head is stone, brick, steel or concrete and how far it has moved.

  2. Brickwork is supported

Acrow props and strong boys carry the wall above the opening.

  3. Lintel is replaced

The failed head comes out and a new lintel is bedded with full bearing.

  4. Wall is made good

We rebuild, point to match and remove the props when the mortar is hard.

Your Derby lintel questions

How is lintel replacement priced in Derby?

By the length of the lintel. A short one of 1 to 1.5 metres is from £1,850 and longer openings move up through the bands to £3,450 at 4 metres. Upstairs access, stone heads and extra brickwork to rebuild can add to the cost. If just one of the two lintels needs replacing, the band price halves, starting at £925.

Can you save the original stone head?

If it is cracked but still in one piece, it can often stay, with a new steel lintel fitted behind it to take the load. If it has split badly or crumbled, we talk through a replacement with you.

The crack is only inside. Is it the lintel?

It might be the inner lintel rather than the outer one. Cracks in the plaster above a window can come from either, so send photos of both sides and we will tell you which looks at fault.

How long do the props stay in?

Until the new mortar over the lintel has set enough to carry the bricks. We give you a rough idea when we quote, and the weather plays a part.

Should I replace my windows before or after the lintel?

If you are planning new windows, do the lintel first or at the same time. Fitting new frames under a failing head risks damaging them later when the bricks move.
