Arches and lintels on red brick terraces

The brewery-era terraces were built in red brick with neat arched heads over most windows and doors. Those arches look simple, but they only work while every brick in them stays tight. Once the joints loosen, the middle of the arch starts to sink.

Our lintel repair service usually fixes this by taking the arch down, fitting a lintel behind it and rebuilding the face so it still reads as an arch. Rotten timber behind the brick is dealt with in the same way.

Where red bricks have cracked or spalled, our brick replacement work finds a close match. For the joints across the rest of the front, see repointing in Burton upon Trent.

Why brewery-era heads drop

Most of these Victorian terraces have solid walls, with a brick arch on the face and often a timber lintel on the inner part of the wall. The timber is the hidden weak point. Wherever water gets in through a cracked sill or failed pointing, the wood slowly rots and the inner skin settles, pulling the arch with it.

Arch bricks are also shaped and bedded on thin joints, so even a small loss of mortar lets them move. Repointing an arch early can hold it. If it has already dropped, a hidden lintel and a rebuilt arch is the lasting answer.

What a failing arch looks like

  • Key brick slipped below the rest
  • Arch joints opening at the top
  • Crack running from the arch to the sill
  • Timber soft behind the window board
  • Sash window jammed at the top
  • Damp patch above a frame inside

How an arch is rebuilt

  1. Photograph the arch

Before anything else, we record the pattern so it can be laid back the same.

  2. Support the wall

Props and needles hold the brickwork above the opening.

  3. Fit the lintel

Rotten timber or failed brick comes out and a new lintel goes in behind.

  4. Relay the arch

The red brick arch is rebuilt on the face and pointed to match.

Burton upon Trent lintel questions

Will my arch look the same afterwards?

That is the aim. We reuse the original arch bricks where they come out whole and relay them in the same pattern, so the head matches the rest of the street.

How much does a lintel replacement cost?

It goes by the length of the lintel, from £1,850 for 1 to 1.5 metres up to £3,450 for over 3.5 up to 4 metres. These prices cover the inside and outside lintel, and one side only is half, from £925. Rebuilding a decorative arch, scaffold or extra brick repairs can push the price up.

Can red brick be matched?

Red brick varies a lot in shade. We reuse your own bricks first and look for reclaimed ones of a similar colour and size for any that break.

Why has the inside of my window cracked too?

If the inner timber lintel has rotted, the plaster above the window often cracks as the wall settles. It is a sign to get the head checked.

Can I repoint the arch rather than replace anything?

If the arch has not dropped and only the joints are worn, repointing can be enough. We will tell you which applies from a photo.
