Looking after red brick terraces

Victorian red brick looks best with fine, even joints in a mortar that sits well against it. On the brewery-era terraces, much of that original pointing has worn away or been patched in grey cement that stands out against the brick.

Our brick repointing service brings the joints back into good order. Because these houses were built with soft brick and lime, we often use lime pointing to protect the brick faces.

Flaking red bricks can be replaced at the same time by our brickwork repairs service. The brickwork pointing guide has more on how a wall is repointed.

Soft red brick and the wrong mortar

Red brick from the Victorian period is often softer than modern brick. With lime joints, the mortar takes the weathering and the brick stays sound. Where those terraces were later repointed in hard grey cement, water now leaves through the brick instead, and the red faces flake off in frost.

Colour matters as much as strength. A dark grey cement joint can make a red brick front look patchy and tired. We blend the sand and binder to give a warmer joint that suits the brick, and test a small area so you can see it dry before we carry on.

Signs on a red brick front

  • Red brick faces flaking off
  • Grey cement patches standing out
  • Joints sandy and recessed
  • Mortar washed out around the arches
  • Moss in the joints on the shaded side
  • Damp marks inside on the front wall

Burton upon Trent repointing questions

What will a repoint cost on my terrace?

A standard terraced front or rear is from £1,850, or from £2,312.50 if it is pointed in lime. Doing the front and rear together is from £3,700 in a standard mix. Chimneys, scaffold, flaking brick and very worn joints can take the price higher.

Why is my red brick flaking?

Usually because moisture is leaving through the brick instead of the joint. Hard cement pointing is a common cause on Victorian terraces.

Can you get the mortar to suit red brick?

Yes. We adjust the sand and binder to give a warmer tone, then check the sample dry before pointing the wall.

Can old cement pointing be removed without damage?

With care, yes. We cut it out slowly and use hand tools near the brick edges so the arrises are not chipped.

Should I repoint before or after replacing windows?

It is usually best to do any repointing around the openings after new windows are fitted, so the joints can be finished neatly up to the frames.
