When the beam over a window gives up
Every window and door in a brick wall has something above it holding up the courses over the frame. On most post-war houses that is a concrete or steel lintel, and when it fails the brickwork above it starts to crack and drop.
We replace failed lintels through our lintel repair service, propping the wall first so nothing moves while the old beam comes out. Any bricks that have split along the crack line are cut out and replaced under our brick repair work.
The new joints are pointed to match the rest of the elevation, and if the wider wall is looking tired our repointing service can be priced alongside. For a fuller explanation, read the guide to lintel replacement.

Post-war lintels and how they fail
Much of Corby's housing is post-war brick, put up for the people who worked in the steel industry. Houses of that period often have reinforced concrete lintels, and the steel bars inside can rust where the concrete cover is thin. The rust swells, the concrete spalls off the face, and you may see bare brown reinforcement along the edge of the window head.
Many homes from the same era have had their windows changed since, and the head above may have been disturbed in the process. Early steel lintels without a proper cavity tray can also let water into the inner wall, which shows up as damp at the top of a window reveal indoors.
Clues that a lintel is going
- Concrete flaking off above a window
- Bare rusted bar showing at the head
- Diagonal crack climbing from a frame corner
- Damp at the top of an inside reveal
- Brick course over a door bowing down
- Window frame jammed or out of square

Corby lintel questions answered
How much is a new lintel in Corby?
Price goes by length. A lintel of 1 to 1.5 metres is from £1,850 and the bands rise to £3,450 for one over 3.5 up to 4 metres. Upstairs openings needing scaffold, a lot of brickwork above or damaged bricks can push it higher. Those prices cover the inner and outer lintel, and if only the outside one has failed it is half, from £925.
The concrete over my window is flaking. Is that the lintel?
Very likely. Flaking concrete with rust behind it means the reinforcing steel is corroding. It can sometimes be patched if caught early, but a lintel that has lost much of its face usually needs replacing.
Can you put in a wider lintel if I want a bigger window?
Widening an opening is structural work, so it needs a lintel sized for the new span and usually involves building control. Send us the details and a photo and we will explain what is involved.
Do I have to move out while the lintel is changed?
No. The work is done from outside with the wall propped, so you can stay in the house. Expect some noise and dust around that window while we are there.
Will my uPVC window be damaged?
We work around the frame and protect it while the brickwork above comes out. Frames usually stay put, though trims or sealant around the head may need redoing afterwards.
