Lintels in older brick walls

A failing lintel puts the load where it was never meant to go. The joints above the opening crack, the arch drops and the frame below starts to take weight it cannot carry.

Our lintel repair work supports the wall, removes what has failed and fits a new lintel that carries the load properly. Older brick is pointed back in lime through our lime pointing service.

If the wall needs repointing more widely, see our page for repointing in Shrewsbury.

Historic brick and Victorian terraces

Historic brick buildings often have soft, handmade bricks and lime mortar, with timber lintels behind arches or flush heads. Where brickwork meets timber, damp can rot the timber unseen. We open up only as much as needed and keep the original brick to reuse.

Victorian terraces usually have segmental arches or stone heads with timber behind them. After so long in a damp wall, these hidden beams are common candidates for replacement. Once the new lintel is in, we rebuild the arch in matching brick so the curve sits true again.

Cracks that point to the lintel

  • Stepped crack from the top of a frame
  • Segmental arch dropped in the middle
  • Timber behind the head soft or rotten
  • Gap between frame and brickwork
  • Window catching when it opens
  • Loose bricks over the opening

Our four steps

  1. Pictures

Send photos of the crack and the opening so we can judge it.

  2. Support

The wall is propped and needled before we take anything out.

  3. Replace

The failed lintel is removed and a new one bedded in.

  4. Make good

Brickwork is rebuilt and pointed to match, then the props are removed.

Shrewsbury lintel questions

How much is a new lintel in Shrewsbury?

Lintels are priced by length. One of 1 to 1.5 metres is £1,850 and one over 3 up to 3.5 metres is £3,150. The longest band is £3,450. Historic brickwork, scaffold for upper floors and extra bricks to match can take it above those figures, and we confirm from photos. Each band includes inside and outside. Doing only one side halves the cost, so the shortest band becomes £925 and over 3 up to 3.5 metres becomes £1,575.

Can you work on a timber-framed building?

We work on the brick parts of a wall, and some timber-framed buildings also need a specialist carpenter. Show us a picture of the building and we can say whether the job is one for us.

Will the new brickwork match?

We reuse the original bricks wherever they are sound, and for any that have broken we look for reclaimed bricks of a similar size, colour and texture. Old mortar colour is matched too, so the repair blends in.

Can a door head be done while I still use the door?

The door may be out of use for part of the job while the props are in. We will tell you how long when we quote.

Do I need permission?

Lintel replacement can need building regulations approval, and listed buildings may need consent. Check with your council first.
