Openings that have started to drop

The weakest point in most walls is the top of a window or door. All the masonry above is carried across the gap by one beam, and when that beam weakens the load finds its way down through the joints, cracking them as it goes.

We put this right through our lintel repair and replacement work, choosing steel, concrete or a steel-backed stone head to suit the wall. Cracked or loose bricks near the opening can be swapped through our brickwork repairs at the same time.

Older walls in Lincoln are often laid in lime, so the joints around a new lintel need the right mortar too. Our page for repointing in Lincoln covers that, and the lintel guide explains the job from start to finish.

Brick terraces and stone on the hill

Lincoln's Victorian terraces usually have brick arches or plain stone heads over their windows, sitting in solid walls with timber or iron behind. Those hidden beams are the part that tends to fail, and they need to be found and replaced rather than covered over.

The older stone buildings on the hill are a different job. Their walls are thick, their mortar is lime and their openings may have been altered more than once over the years. We take extra care to support the wall fully, keep as much original stone as possible and bed everything back in lime so the wall can still dry out.

Is the lintel to blame

  • Crack fanning out above a door or window
  • Stone head split or out of level
  • Arch bricks loose or sliding down
  • Rust bleeding from behind the face
  • Internal plaster cracked over the frame
  • Door sticking at the top corner

The four stages

  1. Assess

Photos of the crack and the wall let us judge what has failed and how far it goes.

  2. Support

The wall above is propped and needled before any masonry is taken down.

  3. Replace

The failed lintel comes out and the new one is bedded on sound bearings.

  4. Rebuild

Brick or stone is reset in a matching mortar and the props come out once it has set.

Lintel questions in Lincoln

What does lintel replacement cost in Lincoln?

We price by length. A 1 to 1.5 metre lintel is £1,850 and a lintel over 3 up to 3.5 metres is £3,150. In between, the bands step up with the span. Thick stone walls, upstairs work needing scaffold and extra masonry to rebuild push it above those figures, so we confirm from photos. A band price covers the lintel on both faces of the wall. If only one face needs it, you pay half, which is £925 for the shortest and £1,575 for the over 3 up to 3.5 metre band.

My house is in a conservation area. Does that change anything?

It can. Work that changes how the front looks may need consent, so check with your council before we start. We aim to keep the original face, often by hiding a steel lintel behind it.

Can an old timber lintel be left in?

If it is sound and dry it may be fine, but rotten timber should come out. We check its condition when we open up the wall and tell you what we find.

Will you use lime on my stone house?

Yes, where the wall was built with lime. A cement mortar around a new lintel would stop that part of the wall drying out and could damage the stone over time.

Is building control needed?

Taking out and renewing a load-bearing lintel can fall under building regulations. Ask your local building control what they need before we begin.
