Lintels on terraces and interwar homes

Most failed lintels give plenty of warning. The crack starts small and stepped, and the window may start to bind before anything looks serious from the street.

We take out failing heads and fit new ones as part of our lintel repair work. Our guide to replacing a lintel describes each step in more depth.

If the joints around the opening are tired, have a look at our page on repointing in Scunthorpe. Badly cracked bricks are dealt with through brick repairs.

Brick terraces and interwar estates

Scunthorpe's brick terraces usually have arches or concrete heads in solid walls. On houses of that age the problem is often a concrete lintel whose steel bars have rusted, splitting the underside away and exposing more steel to the weather.

Interwar estate houses from the steel era often have early steel or concrete lintels and soldier courses over the windows. When the lintel sags, the soldier course drops and opens up. We rebuild the soldier course in matching bricks once the new lintel is in.

Signs your lintel needs help

  • Underside of a concrete lintel breaking away
  • Soldier course dipping over a window
  • Stepped cracks either side of a door
  • Brown rust marks on the brick face
  • Frame twisting or sticking
  • Plaster cracks inside above the opening

How it gets fixed

  1. Send photos

Pictures of the crack and the opening show us what is failing.

  2. Prop the wall

Strong boys and props take the weight before the lintel is touched.

  3. Swap it out

The old lintel is removed and the new one bedded level on both ends.

  4. Finish

Brickwork is relaid, pointed to match and the props removed once set.

Lintel questions from Scunthorpe

How much will a new lintel cost in Scunthorpe?

For a lintel of 1 to 1.5 metres the price is £1,850 and for one over 2.5 up to 3 metres it is £2,750. The bands top out at £3,450 for over 3.5 up to 4 metres. Upstairs openings, scaffold and extra brickwork to rebuild can take it higher, and we confirm from your photos. Each price includes the inside and outside lintel. If only the outer leaf needs a new one, it is half, so £925 or £1,375 for the bands above.

Can you replace a lintel over a garage door?

Yes. Garage door heads are often long spans, so the size and type of lintel matter. Send a photo and the width of the opening and we will tell you what it needs.

Is it the lintel or subsidence?

Cracks that start at the corners of openings and get wider towards the top often point to the lintel. Cracks that run through the whole wall or wider at the bottom may be something else. We will tell you honestly what we think.

Can the window stay in?

Usually, yes. The new lintel goes in from outside with the frame left where it is, though the plaster or reveal just above it inside may need a little making good afterwards.

Do I need approval for this?

Replacing a lintel can need building regulations approval. Check with your local building control before the work starts.
