When a window head lets go

Lintels do their job quietly for generations, and then a hairline crack appears and gets a little wider every winter. By the time a window starts to stick, the beam above it has usually been failing for a while.

We replace failing heads through our lintel replacement service, fitting steel or concrete to suit the wall. For a closer look at the whole process, there is our guide to lintel repair.

If the walls around the opening also need attention, see our page on repointing in Hull.

Terraces and interwar estates

Hull's Victorian brick terraces mostly have solid walls with brick arches or stone heads over the windows, often with timber behind. Timber that stays damp rots, and the inner leaf of brick drops first. We check the inside face as well as the outside.

On interwar estates the lintels are more often early concrete or steel. Old concrete lintels can have reinforcing bars set too close to the surface, and once those bars rust they swell and split the concrete. Early steel can rust through in the same way, especially at the ends where it sits in the wall.

Signs to look out for

  • Cracked or spalling concrete over a window
  • Stepped crack from the top corner of a door
  • Soldier course of bricks bowed or dropped
  • Rust coming through the face of the lintel
  • Plaster cracking inside above the opening
  • Frame pulling away from the brickwork

How we fix a failed lintel

  1. Photos to start

Show us the crack and the whole elevation so we can see what we are dealing with.

  2. Prop it safely

Strong boys and props hold the brickwork while the lintel is taken out.

  3. Fit a new lintel

Steel or concrete goes in level, with bearings at each end and a cavity tray if needed.

  4. Rebuild the brick

Bricks are relaid, joints pointed and the props removed when the mortar has set.

Lintel questions from Hull

How much is a new lintel in Hull?

A lintel of 1 to 1.5 metres is £1,850 and over 1.5 up to 2 metres is £2,150. Prices rise with length to £3,450 for over 3.5 up to 4 metres. Upstairs openings, scaffold, wide bays and extra cracked bricks can take it higher, so send photos and we will confirm. These prices are for the inside and outside lintel together. One side only costs half, from £925 up to £1,725 across the six bands.

My concrete lintel has cracked and I can see rusty metal. Is that bad?

It means the steel inside has started to rust and swell, which will keep breaking up the concrete. It is usually best to replace it before the brick above starts to drop.

Can you replace a lintel in a kitchen extension?

Yes. Extension openings, including wide patio and French door heads, use the same method. Measure the width of the opening, add a photo, and we can work out the lintel it needs.

Do I need to move furniture inside?

It helps to clear a little space by the window, as some making good inside can be needed. Most of the work happens from outside.

Do I need building control involved?

Lintel replacement can need building regulations approval. Your local building control can tell you what applies, and we carry out the work to suit whatever they ask.
