Lintels and sea weather
Salt, wind and rain all speed up the life of a lintel. Steel corrodes faster, stone heads take more frost, and timber hidden behind the face stays damp for longer.
Our lintel repair and replacement service deals with the head itself, not just the crack it causes. We also cut out and replace bricks split by rusting steel through our brickwork repairs.
If the joints across the rest of the front are worn too, our brick repointing can be priced alongside the lintel work. The lintel replacement guide sets out each stage.
Lintel prices in Scarborough

Each price covers the inside and outside lintel, propping, rebuilding the brickwork above and pointing to match. If only one side needs doing, it is half price. Openings under 1 metre or over 4 metres are priced from photos.

Terraces and guest houses
Many Scarborough Victorian terraces and guest houses are tall, with three or four storeys of windows on an exposed front. Each floor has its own heads, and the upper ones take the worst of the weather while being the hardest to see from the ground. We look at the whole elevation, not just the one window you have spotted.
Where steel has been used before, sea air can rust it through from the ends inward. The swelling lifts the bricks over it and opens horizontal cracks along the bed joints. Taking out the corroded steel early keeps the amount of brickwork to rebuild down.
What to look for on the front
- Horizontal crack along the joint over a window
- Bricks lifted above a steel lintel
- Rust running down the brick face
- Bay or dormer head sagging
- Upper sash no longer sliding
- Cracks repeating at the same spot on each floor

Scarborough lintel questions
How much does lintel replacement cost in Scarborough?
The shortest band, 1 to 1.5 metres, is £1,850 and a lintel over 2 up to 2.5 metres is £2,450. The longest standard band is £3,450. Tall guest house fronts often need scaffold, and that, along with bays and extra brick replacement, takes the price above the band. Inside and outside lintels are both included in each band. Halve it if only one side is failing, so £925 for the shortest band or £1,225 for over 2 up to 2.5 metres.
We run a guest house. Can the work fit around bookings?
We can plan the job for quieter weeks and keep the work outside as much as possible. Let us know your dates when you send photos.
Why does the crack keep coming back after filling?
Because the lintel behind it is still moving. Filling hides the crack until the steel rusts a little more or the timber drops a little further. Replacing the lintel stops it.
Do you check the other windows while you are here?
Yes. If one head has failed, others on the same face may be close behind. We will tell you what we see and you can decide whether to do them now.
Can a dormer or bay head be replaced?
Bays and dormers carry their loads in different ways, so we need to see each one before quoting. Send a photo of it from outside and one from inside if you can, and we will say what the head needs.
