Why window heads crack on older terraces
A Victorian terrace often has a neat brick arch on the outside of each window and a timber beam doing the real work on the inside. After a century or more, that timber can rot where damp gets to it, and the brickwork above begins to settle.
Our lintel replacement work takes out the failing timber, steel or concrete and fits a modern lintel that will carry the wall for many years. The brick arch on the face can be rebuilt so the front of the house still looks right.
Many of these jobs go hand in hand with repointing in Grimsby, since open joints are often what let the water in. If you want to understand the job before calling, see the lintel repair and replacement guide.

Terraces close to the coast
Grimsby's Victorian brick terraces were built with solid walls, so there is no cavity to stop rain soaking through to the inner timber lintel. Damp near the coast speeds up rot in that timber, and the first you may know of it is a crack in the plaster inside or a dip in the brick arch outside.
Later repairs on these houses sometimes used a steel lintel that was never properly protected, and in salty, damp air that steel rusts and swells. Whatever is in your wall, we open it up enough to see what has failed before agreeing a fix, and we rebuild the face in bricks that match the terrace.

Grimsby lintel questions
There is a crack inside above my window but nothing outside. Could it be the lintel?
It can be. On solid Victorian walls the inner timber lintel often fails first, and the outer arch may not move until later. A photo of the inside crack and the outside of the same window helps us tell.
Do you rebuild the brick arch or replace it with something plainer?
We rebuild it to match where we can, reusing sound bricks and finding matching ones for any that are damaged. The aim is that the front of the terrace looks the same once the work is done.
I am a landlord. Can the work be done with tenants living there?
Yes. Lintel work is done from outside for the most part, with some making good inside. We agree access with you and keep the opening safe and weathertight at the end of each day.
How much does lintel replacement cost in Grimsby?
A lintel of 1 to 1.5 metres is from £1,850 and one over 1.5 up to 2 metres is £2,150. Wider openings rise in bands from there. Rebuilding a brick arch, upstairs access, scaffold or rotten timber that runs further than expected can take the price higher, which we tell you before work starts. Both the inside and the outside lintel are included in those prices. If just one face of the wall needs a new lintel, the band is half, starting at £925.
Will I need to tell building control?
Replacing a structural lintel can need building regulations approval, so ask your local building control before the work goes ahead.
